STR Regulations for Beeville, Texas

Overview: Are STRs allowed in Beeville, TX?

Yes—short‑term rentals appear to be allowed in Beeville. None of the provided city documents establish an STR‑specific prohibition, registration, permitting scheme, or zoning restriction. That said, investors must satisfy all applicable state and (if applicable) local hotel occupancy tax (HOT) obligations and any generally applicable codes (e.g., building, fire, health, zoning) that would apply to any lodging use in the jurisdiction. Based on the sources reviewed, Beeville does not appear to have a separate, city‑level STR ordinance; however, Texas’s 6% state HOT applies, and local hotel occupancy taxes may apply depending on local adoption.

What do Airbnb hosts actually earn in Beeville?

Beeville hosts earn a median $22,409/year with $107 ADR and 72% occupancy.

Top performers pull in $27,279+ per year.

How to start a short‑term rental business in Beeville

  • Choose a compliant property type and use. Confirm zoning, land use, and any deed restrictions do not prohibit STRs.
  • Align the property with any applicable building, life‑safety, and health standards that would apply to lodging uses (e.g., egress, smoke detectors, fire extinguishers,ADA considerations if applicable to the business model).
  • Register for and collect Texas state HOT (6%), and register for and collect any locally adopted HOT (e.g., county or city). Register with the Texas Comptroller and set up your remittance cadence.
  • Set up operations: Insurance coverage appropriate for lodging, responsible guest screening and rules, trash and parking management, and on‑call support for guests.
  • Obtain any general business authorizations you may need (e.g., sales tax permit, W‑9, EIN), and confirm whether a local business license or Certificate of Occupancy applies even if no STR‑specific permit exists.
  • If hosting through platforms, follow platform requirements (which generally include tax collection/remittance).
  • Maintain records: Guest logs, reservations, gross receipts for HOT, invoices, communications, and inspection records.

Practical compliance note: If you are unsure whether your property’s use as lodging requires any city inspections or CO (e.g., change of occupancy or non‑conforming use), you should contact the City’s Development Services Department early in your process to verify requirements.

Required documents, permits, licenses, and guidelines

  • Texas State Hotel Occupancy Tax (6%): Register with the Texas Comptroller, collect and remit monthly (or as directed). Sources do not indicate any Beeville‑specific STR registration; compliance is governed by Texas law.
    • Comptroller guidance: Texas Hotel Occupancy Tax Guide
    • Comptroller HOT page: comptroller.texas.gov/taxes/hotel/
  • Local taxes: Beeville’s FY24–25 budget lists “Occupancy Taxes” as a revenue line and shows a Hotel‑Motel Fund, indicating the City receives hotel/motel tax revenue. The exact local rate is not specified in the provided sources; verify current local rates and reporting forms with the City Finance Department.
  • General business authorizations: Sales tax permit (if selling taxable goods/services), federal EIN, and any applicable local business license or Certificate of Occupancy. The sources do not show an STR‑specific city license.
  • Safety and code standards: Confirm and comply with any building/fire/health requirements applicable to lodging in the City’s Development Services (Building/Code) scope.
  • Platform compliance: If listing on platforms (Airbnb, VRBO, etc.), ensure your STR meets platform eligibility and that platform‑level tax collection aligns with your state and local obligations.

Note on taxes: Hotels/motels/STRs in Texas are typically required to collect state (6%) and applicable local HOT. For example, the Comptroller’s page indicates local room taxes can add to the 6% state rate; Seabrook’s composite rate example illustrates how jurisdictions can stack state, city, and sometimes county/sports authority rates. Your City Finance contact can confirm Beeville’s current combined HOT rate.

Specific regulations: City, County, and State

  • City of Beeville: No STR‑specific regulations, registration, or permitting requirements were found in the City FY24–25 Budget document. Investors should still comply with general codes and any department‑level requirements that may apply to lodging uses. Monitor the City’s website and ordinances for future changes.
  • County: Bee County. The sources do not provide Bee County‑specific HOT details. County‑level HOTs are common in Texas. Confirm whether Bee County has an adopted HOT and the current rate with the City Finance Department or Bee County directly.
  • State of Texas:
    • State HOT rate is 6% of the price of a room.
    • Tax collection/remittance is administered by the Texas Comptroller; guidance is available via the Comptroller’s HOT Guide.
    • The 2018 THLA update highlighted the dynamic, evolving nature of Texas STR regulation, including litigation and local ordinances in other cities; while helpful for context, it does not impose obligations on Beeville specifically beyond existing state law.

Important: Because Beeville does not appear to publish an STR‑specific ordinance or registration portal in the sources above, investors should verify with the Finance Department whether local HOT applies locally in Beeville (and at what rate), and with Development Services whether any building, fire, or occupancy permits are required to operate lodging. Monitoring the City’s website and ordinance updates is prudent, as Texas cities continue to consider and adopt local STR frameworks.
