Local STR Agent

Short-term rentals (STRs)—typically defined as rentals of fewer than 30 days—are permitted as a business activity in Loudon, provided you obtain and maintain a local business license and comply with Tennessee’s state-level business (gross receipts) tax. Loudon also imposes a 4% hotel/motel occupancy tax on STRs and requires monthly filing and remittance. There is no separate city-issued STR permit or zoning clearance identified in the provided materials; however, building, fire, and property maintenance codes still apply.
Important: If your property is in a homeowners’ association (HOA) or property owners association (POA), recorded covenants (CC&Rs) may impose stricter limits—such as minimum lease terms (e.g., 30+ days or 1 year), short-term rental prohibitions, owner-occupancy requirements, or rental caps. In Loudon and throughout Tennessee, recorded HOA covenants are generally enforceable; therefore, you must check and comply with both HOA rules and city/state requirements.
