Local STR Agent

Yes. Short-term rentals (STRs) are allowed in Columbia, Tennessee, but only within certain commercial zoning districts and only with a permit. The City’s Zoning Ordinance permits STRs in the CD-4, CD-4C, and CD-5 districts. STRs are not permitted in many residential districts. STRs that were operating before the original 2022 ordinance are generally protected (“grandfathered”), provided they obtain an updated permit by December 31, 2025. New STRs are restricted to the allowed commercial districts and must follow the City’s permitting and safety rules. Nonconforming units outside those districts may be allowed to continue operating only if they meet the grandfathering provisions; all operators must obtain and maintain a permit and follow safety and occupancy rules.
State-level context: Tennessee municipalities may regulate and tax STRs; platforms remit the Local Occupancy (Hotel/Motel) Tax to the State and local governments, with funds restricted to tourism development.
