Local STR Agent

Short-term rentals (STRs) are allowed in Belchertown, Massachusetts. At the state level, Massachusetts permits STRs and regulates them through the Massachusetts Department of Revenue (DOR) under the Room Occupancy Excise tax regime. Operators must register with DOR, obtain a Certificate of Registration for each property, post that certificate at the property, and collect and remit room occupancy excise taxes (and any local add-ons) on all taxable rentals.
Important local nuance: Belchertown’s zoning for Accessory Dwelling Units (ADUs) explicitly prohibits using an ADU for short-term rental. This restriction applies to units created under the Town’s ADU bylaw and does not impose a blanket STR prohibition across all housing types. If you plan to operate an STR in an ADU structure, it is not permitted under current local zoning. For all other dwelling types (single-family homes, condos, apartments, cottages), STRs are permitted subject to state tax and compliance obligations.
Belchertown does not publish a separate municipal STR license or registration in the materials provided. However, Massachusetts DOR explicitly instructs operators to check with their city or town for separate registration or licensing requirements. Investors should verify with the Town whether any local approvals, health inspections, or building/zoning clearances are required before listing.
