Short-term rentals are permitted in Girdwood under MOA rules. Anchorage defines an STR as a unit rented to any person for fewer than 30 consecutive days. Sleeping areas must be in finished living spaces; rentals cannot operate in commercial/industrial spaces or in recreational vehicles. These definitions and operational constraints apply to properties in Girdwood because Girdwood is within the Municipality of Anchorage.
Anchorage’s current approach to STRs rests on several Assembly ordinances:
In 2025, the Anchorage Assembly considered AO 2025-97, a ballot measure proposing a 5% STR transaction tax, and AO 2025-93, concerning relocation assistance in code-violation scenarios. Both were under discussion in late 2025; investors should confirm the current status of any final adopted version.
Girdwood hosts earn a median $39,135/year with $275 ADR and 55% occupancy.
Top performers pull in $56,963+ per year.

Girdwood is a small mountain community in the U.S. state of Alaska, situated within the Municipality of Anchorage in the Chugach Mountains along the northern shore of Turnagain Arm. With a year-round population of roughly 2,000 residents, it has the feel of a laid-back, independent-minded mountain town, full of log-cabin architecture, locally owned cafes, art galleries, and trailheads that begin almost at the end of residential driveways. It is best known as Alaska's premier ski destination and as a gateway to the surrounding Chugach National Forest, one of the largest national forests in the United States. Girdwood sits about 40 miles southeast of Anchorage, the nearest major city, and is reached by a scenic drive along the Seward Highway that hugs the coastline of Turnagain Arm.
At the heart of the community is Alyeska Resort, a four-season resort that anchors Girdwood's identity. In winter it offers the longest continuous double-black-diamond ski run in North America along with nearly 2,000 acres of skiable terrain, and in summer it transforms into a base for hiking, tram rides, and mountain biking. The resort is essentially at the edge of town, just a few minutes' drive from most Girdwood neighborhoods.
Just north of town, the Chugach National Forest surrounds Girdwood on three sides, offering nearly limitless outdoor recreation. Hikers head to trails like the Winner Creek Trail, which follows a hand-powered tram across a gorge, and the Crow Pass Trail, a rugged route that traverses the mountains toward the Eagle River valley. Drive times to most trailheads are only 10 to 20 minutes from the town center.
A short drive farther down the highway, the Alaska Wildlife Conservation Center is a working sanctuary for bears, moose, bison, and wood bison, located about 15 minutes from Girdwood. From there it is only a few more minutes to the Begich-Boggs Visitors Center overlooking Portage Lake, where visitors can take a short boat cruise to view Portage Glacier. The small port town of Whittier, the main jumping-off point for cruises into Prince William Sound, is roughly an hour west of Girdwood along the same coastal highway.
For short-term rental investors, Girdwood offers an appealing mix: a genuine four-season visitor economy driven by Alyeska, easy day-trip access to glaciers, wildlife parks, and the Kenai Fjords gateway, and a distinctive small-town character that distinguishes it from lodging options in Anchorage itself. The combination of natural beauty, limited on-site hotel inventory, and proximity to a major urban airport makes it a compelling base for travelers who want Alaska's wilderness without sacrificing access and amenities.
