Farmington Regulations

Farmington allows STRs with an annual license and tax registration via a straightforward process; permits have moderate fees, safety and occupancy standards, and no hard caps are mentioned. Zoning may restrict STRs in some residential zones and HOA rules can limit availability, but the city doesn’t impose excessive fees or reporting. Compliance is clear and risk manageable, making it investor-friendly overall despite some operational constraints.

About Farmington

Farmington is a city of roughly 25,000 residents in Davis County, Utah, nestled at the western foot of the Wasatch Mountains and just east of the Great Salt Lake. With its suburban, family-oriented character and easy access to both Salt Lake City and a wide range of outdoor recreation, it serves as a popular stop for travelers exploring northern Utah. The city lies about 18 miles north of Salt Lake City along Interstate 15 and is best known as the home of a historic amusement park that has drawn visitors for more than a century.

Lagoon Amusement Park is Farmington's signature attraction, located right in the heart of the city just off I-15. Since opening in 1886, it has grown into a full-scale theme park featuring roller coasters, a water park, and family rides, making it a major draw for visitors from across the region. The park's central location means short-term rental guests can reach it within minutes, often without leaving city limits.

Just to the west of the city lies Antelope Island State Park, the largest of the Great Salt Lake's islands and a popular destination for hiking, wildlife viewing, and photography. The park is home to a free-roaming bison herd, mule deer, and pronghorn, and offers panoramic views of the lake and surrounding mountains. The causeway entrance is roughly a 20- to 25-minute drive from central Farmington.

For nature lovers, the Farmington Bay Waterfowl Management Area, operated by the Utah Division of Wildlife Resources, sits along the eastern edge of the Great Salt Lake. The area is recognized as one of the most important bird habitats in the western United States, attracting tens of thousands of migratory waterfowl, particularly during the spring and fall seasons. Birdwatchers and photographers frequent its dikes and viewing platforms year-round.

On the more urban side, Station Park is Farmington's main shopping, dining, and entertainment district, located just off the I-15 and US-89 interchange. The open-air center includes restaurants, retail stores, a movie theater, and seasonal events, giving visitors a convenient gathering place within walking distance of many nearby neighborhoods and lodging options.

Farmington combines suburban convenience with outdoor adventure, family attractions, and proximity to both Salt Lake City and the Wasatch Range. Resorts such as Snowbasin and Powder Mountain are within roughly an hour's drive for winter sports enthusiasts, and Salt Lake City International Airport is about 20 minutes south. For short-term rental investors and operators, the city's blend of year-round demand drivers, easy transportation access, and broad appeal to families, outdoor travelers, and event-goers makes it a well-rounded base for guests exploring northern Utah.
