Challenging to Investors
Inverness STRs are allowed but constrained by a tight cap of 93 permits, a county‑wide cap of 1,200, and a moratorium on new licenses until July 2025 with waiting‑list lotteries. Compliance is costly and detailed, requiring water potability tests, septic inspections, self‑certified building/fire safety, site plans, and two‑year renewals (one license per person). These caps, paused issuance, and rigorous documentation make STR investment challenging for investors.
