Investment Considerations and Recommendations

Current Market Reality:

  • Prohibited Activity: STR operations are illegal in Lake Jackson city limits
  • Enforcement Active: Code enforcement notifies violators and requires compliance
  • Political Climate: Council rejected recent request to allow STRs

Strategic Alternatives:

  1. Long-term rental focus - Traditional residential leasing remains viable
  2. Adjacent markets - Consider STR opportunities in neighboring jurisdictions
  3. Coastal proximity - Leverage proximity to Surfside Beach for alternative lodging concepts
  4. B&B exploration - Investigate bed and breakfast regulations if different from STRs

Due Diligence Requirements:

  • Confirm current zoning status before any investment
  • Verify enforcement activities in target neighborhoods
  • Research neighboring jurisdictions for opportunities
  • Consult with local real estate professionals familiar with coastal markets

Note: Given the explicit prohibition and recent council decision maintaining this stance, investors should focus on alternative real estate strategies in Lake Jackson or explore neighboring markets with different regulatory frameworks for short-term rental operations.
