Torrey Regulations

Torrey explicitly allows STRs citywide with straightforward annual licensing ($225) and predictable annual inspections; owner-occupied units have no cap, but non-owner occupied units face a fixed cap tied to existing licenses, with additional compliance requirements like detailed safety plans, occupancy limits, and a one-STR-per-lot rule. The rules are clear and feasible, though non-owner cap and operational constraints keep this short of “very friendly.”

About Torrey

Torrey is a small town in Wayne County, Utah, home to a population of roughly 200 residents. Tucked into the high desert of south-central Utah, it sits at the junction of State Route 24 and State Route 12, where red rock cliffs and juniper-covered hills frame a quiet, slow-paced community. The town is best known as a gateway to Capitol Reef National Park and as a key stop along Scenic Byway 12, and it serves as a basecamp for travelers exploring some of the most photographed landscapes in the American Southwest. The nearest major city, Salt Lake City, lies approximately 230 miles to the northwest, a drive of about four hours.

Capitol Reef National Park is the defining attraction of the area, with the park's visitor center located only a few miles west of Torrey along Highway 24. The park stretches more than a hundred miles along the Waterpocket Fold, a geologic wrinkle in the earth's crust that produces sheer sandstone cliffs, twisting canyons, and the historic Fruita district with its pioneer-era orchards. Visitors come for hiking, scenic driving, fruit picking in season, and exceptionally dark night skies. Capitol Reef National Park

State Route 12, also called Scenic Byway 12, passes directly through Torrey and has been ranked among the most beautiful drives in the United States. The byway climbs west over Boulder Mountain, dropping into the town of Boulder about 30 miles away before continuing into the Grand Staircase–Escalante region. Travelers along the route encounter towering red rock walls, sweeping high-country meadows, and aspen groves that turn gold each fall.

To the northeast of Torrey, Goblin Valley State Park sits roughly fifty miles away near the San Rafael Swell and draws visitors with its unusual mushroom-shaped hoodoo formations. The park offers hiking, primitive camping, and a playful landscape that has become a favorite stop for families exploring the region. Goblin Valley State Park

West of town, Boulder Mountain rises as a high forested plateau, a popular summer escape known for its cool temperatures, aspen stands, and trout-filled creeks. To the east, the small community of Hanksville marks the turnoff for those heading toward the Maze District of Canyonlands and other southern Utah destinations.

Torrey's appeal as a short-term rental destination lies in its combination of small-town quiet and access to some of Utah's most striking scenery. With Capitol Reef on its doorstep, a world-class scenic byway running through its main street, and surrounding destinations within easy day-trip range, the town offers travelers a calm and uncrowded base from which to explore the heart of red rock country.
