Kaysville Regulations

Kaysville allows STRs but requires an annual business license, separate STR registration, and zoning verification; IADUs add owner-occupancy, parking, and permitting constraints. No caps on volume are noted and enforcement appears consistent.

About Kaysville

Kaysville is a city of roughly 32,000 residents in Davis County, Utah, situated along Interstate 15 in the northern part of the Wasatch Front. Lying about 25 miles north of Salt Lake City, the city has a comfortable suburban feel, with tree-lined neighborhoods, a compact historic Main Street, and a backdrop of the Wasatch Mountains to the east and the Great Salt Lake to the west. Kaysville is best known as a quiet, family-friendly community that doubles as a convenient gateway to northern Utah's outdoor attractions, ski resorts, and lakefront recreation, while also being a short drive from the cultural and dining amenities of the broader Salt Lake City metro area.

One of the most popular warm-weather draws close to Kaysville is Lagoon Amusement Park, a long-running traditional amusement park located just a few miles south in neighboring Farmington. Visitors find a mix of wooden and steel roller coasters, a pioneer-themed village, a water park, and a campground, making it a frequent choice for families staying in the area. The drive from central Kaysville to the park's main entrance is typically under 15 minutes, depending on traffic.

To the west, Antelope Island State Park offers a completely different experience and is reachable in roughly 30 to 40 minutes by car. The park sits on the largest of the Great Salt Lake's islands and is known for free-roaming bison, antelope, and bighorn sheep, along with sandy beaches, bridal-veil waterfalls after spring runoff, and panoramic views across the lake. It is one of the region's most photographed natural sites and a favorite for cyclists, hikers, and day-trippers.

For travelers more interested in alpine recreation, Kaysville's position on the I-15 corridor places it within easy striking distance of several notable ski areas. Resorts in the Ogden Valley such as Snowbasin and Powder Mountain can be reached in roughly 35 to 50 minutes north, while Park City Mountain and Deer Valley are typically under an hour to the southeast. In summer, the same roads lead to hiking and mountain biking trails throughout the Wasatch and Uinta ranges.

Closer to home, the city's historic downtown area, anchored by Kaysville's Main Street, hosts a handful of locally owned restaurants, cafés, and small shops that give the community its everyday character. Cherry Hill, a waterpark and campground set against the foothills, is another longtime local draw and lies only minutes from most of the city's residential streets.

Together, these qualities make Kaysville a compelling base for short-term rentals. Its central position in the Wasatch Front, family-friendly atmosphere, and proximity to a deep bench of year-round attractions give owners a steady mix of potential guests, from skiers and lake-goers to amusement-park families and convention travelers heading into Salt Lake City.
