Eden Regulations

Eden STRs are technically allowed but constrained by strict zoning, a multi-step licensing process with a required business license and conditional use permit in FR‑3 areas, detailed safety and guest management rules, and aggressive enforcement (monitoring, fines, potential revocation). Investors must verify permitted zones (green/purple) before purchase and budget for licensing, inspections, and ongoing compliance, which raises risk and cost.

About Eden

Eden is a small unincorporated community in Weber County, in northern Utah, tucked into the high country of the Ogden Valley at the base of the Wasatch Range. With a population of just a few thousand residents, Eden has the feel of a quiet alpine village, ringed by forested mountains and a large, glacier-carved reservoir. The community is best known as a year-round gateway to some of Utah's most acclaimed ski resorts and to the broader Ogden Valley's outdoor recreation, and it lies roughly fifty miles north of Salt Lake City, reached by a scenic drive up Ogden Canyon.

Just minutes west of Eden, Snowbasin Resort rises out of the Wasatch with nearly three thousand acres of skiable terrain and a long, lift-served vertical drop. A fixture of the 2002 Winter Olympics, Snowbasin is widely regarded for its groomed runs, sparse lift lines, and the wide-open beginner and intermediate bowls on its front side, making it about a ten to fifteen minute drive from most of the valley's lodging.

A short drive in the other direction brings visitors to Powder Mountain, one of the largest ski areas in North America by skiable acreage. Known for its low skier density, deep snow, and a more rustic, locals-oriented feel, Powder Mountain appeals to guests who want to escape the busier Park City-style resorts, and it is roughly twenty-five minutes up the road from Eden.

Pineview Reservoir, the centerpiece of the valley, sits only a few miles from Eden and draws boaters, paddleboarders, anglers, and swimmers throughout the warmer months. Surrounded by campgrounds and walking paths, the reservoir gives the area a distinctly lake-country character in summer that contrasts with the ski-influenced winter, and it remains one of the most consistent spots in the region for smallmouth bass and rainbow trout.

To the north and east, the Wasatch-Cache National Forest spreads across the high ridges above the valley, offering hiking, mountain biking, and snowmobiling in every season. Trails climb from near town toward Ben Lomond Peak and the high meadows around Monte Cristo, giving visitors a quieter alternative to the more crowded trailheads closer to Salt Lake City.

For short-term rental investors, Eden occupies an unusual sweet spot: it is close enough to Salt Lake City to draw urban weekend visitors, yet far enough up the canyon to feel like a true mountain retreat. With three major ski resorts within roughly a half hour, a large recreational reservoir, and easy access to national forest lands, the community supports a strong year-round guest base and continues to grow as northern Utah's outdoor economy expands.
