Hutto Regulations

STRs are explicitly permitted citywide via a Specific Use Permit rather than prohibited or paused, and there are no stated caps on STRs or a separate city licensing regime. The main friction is the SUP (development review with hearings and unknown fees), which is manageable but adds permitting complexity; state HOT at 6% applies and the city is still deciding on a local reporting portal, creating moderate compliance/timing risk.

About Hutto

Hutto is a growing city in Williamson County, Texas, situated in the rapidly expanding corridor northeast of Austin. With a population of approximately 40,000 residents, it has transformed over the past two decades from a small farming community into a bustling suburban destination while still retaining a friendly, small-town feel. The city is affectionately known as the "Hippo Capital of Texas," a nickname that traces back to a beloved local high school mascot and has since inspired a collection of decorated hippo sculptures scattered through the downtown area. Hutto sits roughly 30 miles northeast of Austin, making it a convenient base for travelers who want quick access to the capital region's music, food, and outdoor recreation without the bustle of staying downtown.

Just a short drive south of Hutto, the city of Round Rock offers visitors a lively mix of shopping, dining, and sports. The community is anchored by the Round Rock Premium Outlets and is home to Dell Diamond, the ballpark of the Round Rock Express minor league baseball team. Round Rock is also famous for its namesake round rock, a limestone disc in Brushy Creek that was used as a landmark by early travelers and is celebrated at the city's historic plaza. The drive from Hutto to Round Rock's main attractions typically takes about 15 minutes.

A few miles north of Hutto, the city of Georgetown draws visitors with its well-preserved Historic Downtown Square, one of the most photographed town centers in Texas. The square is lined with locally owned shops, restaurants, and the landmark Williamson County Courthouse, and it hosts frequent festivals and a thriving arts scene. Southwestern University, the oldest university in the state, anchors the northern edge of the historic district. Georgetown is roughly a 20-minute drive from Hutto.

Nature lovers staying in Hutto are within easy reach of Lake Georgetown, a 1,300-acre reservoir on the San Gabriel River managed by the U.S. Army Corps of Engineers. The lake offers boating, fishing, swimming, and miles of shoreline trails, and it is a popular spot for camping at several developed parks. Another nearby draw is Inner Space Cavern, located just off Interstate 35 between Georgetown and Hutto, where guided tours lead visitors through a network of limestone caves first discovered during highway construction in the 1960s. From Hutto, Lake Georgetown is about a 25-minute drive, and Inner Space Cavern is even closer.

Hutto's combination of small-town character, quick access to Austin, and proximity to the attractions of Round Rock, Georgetown, and the Texas Hill Country makes it a compelling base for short-term rentals. Guests can enjoy a quieter suburban setting while remaining within easy reach of live music, historic downtowns, outdoor recreation, and family-friendly entertainment across the region.
