Corpus Christi Regulations

Corpus Christi permits STRs in most single‑family districts and only prohibits them in single‑family areas within the Padre/Mustang Island ADP. However, Type 2 STRs face a 15% block‑face cap awarded first‑come, first‑served and must obtain annual registration with standard fees and safety compliance. Overall, the rules are clear and accessible, making STRs feasible for investors despite moderate constraints.

About Corpus Christi

Corpus Christi sits on the southern Texas coast, where the Nueces River meets the Gulf of Mexico, and serves as the seat of Nueces County. With a population of roughly 320,000, it is the largest city on the Texas Gulf Coast between Houston and the Rio Grande Valley, and it carries the easygoing rhythm of a working seaport married to a beach town. Locals know it as the "Sparkling City by the Sea," a nickname that hints at its identity as a year-round coastal destination and the launch point for trips to one of the longest stretches of undeveloped barrier island in the world. The nearest major city is San Antonio, located about 150 miles to the northwest, while Houston lies roughly 3.5 hours to the northeast along the Gulf Coast.

Just southeast of the city, Padre Island National Seashore protects more than 70 miles of Gulf shoreline, dunes, and tidal flats on the northern tip of North Padre Island. About a 30-minute drive from downtown, the seashore is the centerpiece of the region's appeal, drawing visitors for swimming, surf fishing, camping, and the chance to witness Kemp's ridley sea turtle releases during nesting season. The park is also one of the few places in Texas where visitors can drive directly onto a natural Gulf beach, providing a noticeably quieter alternative to the more developed stretches of sand closer to the city.

On the bayfront, the USS Lexington is hard to miss, a WWII-era aircraft carrier permanently moored just across the harbor from downtown Corpus Christi. Now a museum and educational facility, the ship offers self-guided tours through crew quarters, flight deck, and hangar bays, and it is consistently one of the most-visited attractions on the coast. It sits within a short drive of the Texas State Aquarium, which shares the North Beach waterfront and showcases Gulf marine life alongside exhibits on tropical rivers and a hands-on splash zone for families.

Across the bay and roughly 45 minutes northeast of Corpus Christi, Port Aransas offers a different pace on Mustang Island, a laid-back beach community reached by a short ferry ride from Aransas Pass. The town mixes shrimp-boat docks, beach cottages, and small galleries, and it functions as the gateway to Mustang Island State Park, a stretch of parkland where visitors can camp, kayak, and watch shorebirds along the rolling surf.

For short-term rental investors, Corpus Christi's combination of reliable year-round mild weather, an airport with nonstop service to several Texas hubs, and a deep bench of nearby attractions makes it a natural fit for both weekend beachgoers and longer family stays. Properties that capture the bayfront, the channel views, or easy access to Padre Island tend to perform especially well, since the city's appeal stretches from its own harbor out to the wider Coastal Bend beyond.
