Monteagle Regulations

Monteagle allows STRs as a Bed & Breakfast use in multiple zones, but imposes strict caps (≤3 bedrooms, ≤10‑day stays), requires the owner to be a permanent resident, and mandates multiple approvals (planning commission, building permit, CO, inspections) plus ongoing permit renewals—making compliance predictable but operationally constrained and less investor‑friendly.

About Monteagle

Monteagle is a small mountain town in Grundy County, Tennessee, perched on the edge of the Cumberland Plateau where Interstate 24 crests over Monteagle Mountain. With a population of roughly 1,200, it has a quiet, old-fashioned Appalachian feel, dotted with stone cottages, country churches, and the kind of locally owned diners, motels, and antique shops that have served travelers for generations. The community is best known as a stopping point on the I-24 corridor between Nashville and Chattanooga, and as a gateway to the surrounding plateau, including the nearby town of Sewanee and the South Cumberland State Park system. It sits about 90 miles southeast of Nashville and roughly 45 miles northwest of Chattanooga.

Just minutes from the town center, the Monteagle Sunday School Assembly is one of the oldest chautauqua communities in the Southeast, founded in 1882 as a summer retreat for religious education and recreation. The Assembly's wooded grounds, historic auditorium, inn, and walking paths remain open to visitors and continue to be a defining feature of the town's identity, offering guests a slower-paced, retreat-like atmosphere in the heart of the plateau.

About ten minutes north of Monteagle, the small town of Sewanee is home to the University of the South, a storied liberal arts college known for its stone Gothic architecture, the landmark All Saints' Chapel, and its 13,000-acre campus known as the Domain. Travelers come for the campus scenery, the nearby Sewanee Natural Bridge, and the town's restaurants, bookstores, and galleries, making it a frequent day trip or overnight stop for visitors staying in the area.

Roughly twenty to thirty minutes southwest of Monteagle, South Cumberland State Park protects more than 30,000 acres of rugged plateau terrain and is one of Tennessee's premier outdoor destinations. The park is home to the Fiery Gizzard Trail, frequently listed among the best hiking trails in the country, as well as Foster Falls, Savage Gulf, and a series of overlooks, swimming holes, and backcountry campsites. For short-term rental guests, the park adds a major outdoor-recreation draw to Monteagle's appeal as a base.

With its central plateau location, year-round outdoor recreation, and proximity to both Sewanee and the larger cities of Nashville and Chattanooga, Monteagle works naturally as a base for travelers who want a small-town mountain setting without giving up access to well-known regional attractions. The combination of historic character, scenic drives along I-24, and the natural beauty of the surrounding Cumberland Plateau makes it a natural fit for cabin-style rentals, family retreats, and road-trip stopovers alike.
