Kingsport Regulations

STRs are permitted citywide under general zoning without caps, but require standard business licensing (city and county) and tax registrations (state sales tax, local sales tax, and business tax). Occupancy tax applicability remains unclear, adding compliance risk, yet the process is manageable with no dedicated STR permits or excessive restrictions.

About Kingsport

Kingsport is a mid-sized city in northeastern Tennessee, situated primarily in Sullivan County with a small portion extending into Hawkins County, and it serves as one of the three anchors of the so-called Tri-Cities region alongside Bristol and Johnson City. With a population of roughly 55,000, it has the feel of a company town shaped by Eastman Chemical's long presence, yet it functions as a gateway to the outdoor recreation of the southern Appalachians. The nearest major city is Knoxville, located about 110 miles to the southwest, while Asheville, North Carolina, sits roughly 90 miles to the south.

Bays Mountain Park & Planetarium sprawls across about 3,500 acres on the southern edge of Kingsport and is one of the larger municipal parks in the state. It offers miles of hiking and biking trails, a nature center with a pack of red wolves and other native wildlife, a planetarium, and a recreated farmstead. The park functions as a year-round attraction less than a 15-minute drive from downtown.

A few miles south of town, Warriors' Path State Park takes its name from the Great Indian Warpath that once followed the valley of the Holston River. The roughly 950-acre park wraps around Patrick Henry Reservoir and is popular for camping, fishing, swimming, and paddling, with a well-regarded disc golf course drawing visitors from across the region.

About 30 miles north of Kingsport, in neighboring Scott County, Virginia, Natural Tunnel State Park features a massive limestone tunnel carved by Stock Creek through a ridge over hundreds of thousands of years. The tunnel is wide enough that a railroad still runs through it, and visitors can view the formation from overlooks or ride a chairlift down to the gorge for swimming, picnicking, and cave tours.

Roughly 25 miles east, the twin city of Bristol straddles the Tennessee-Virginia line and is home to Bristol Motor Speedway, a half-mile concrete oval that hosts an annual NASCAR Cup Series race. The city's famous State Street, where one can stand in Tennessee with one foot in Virginia, and its long association with country-music history add another layer of appeal that day-trippers from Kingsport regularly explore.

Kingsport's appeal as a base for a short-term rental comes from this mix of small-city convenience, the natural and cultural attractions within a short drive in nearly every direction, and its role as a comfortable hub for visitors exploring the broader Tri-Cities region. Travelers can spend a day hiking the ridges at Bays Mountain, a day cooling off on Boone or South Holston Lake, and an evening catching a race or a live show in Bristol, then return to a quieter, more affordable setting than the larger tourist destinations to the south.
