STRs are explicitly allowed in most areas with a clear TR permit process, moderate fees and inspections, and no numeric caps—prohibited only in R1A/R2A zones, and the commercial 40% assessment for non‑owner‑occupied units increases taxes.

About Gatlinburg

Gatlinburg is a small mountain resort city in Sevier County, Tennessee, with a year-round population of roughly 4,000 residents that swells dramatically with visitors in every season. Tucked against the northern edge of the Appalachian range, the town has a walkable, tourist-friendly downtown clustered along a single main parkway lined with shops, restaurants, and family attractions. It is best known as the northern gateway to Great Smoky Mountains National Park, the most-visited national park in the United States, and the broader tourism economy of the surrounding Smoky Mountains region revolves around that draw. Gatlinburg sits about 40 miles southeast of Knoxville, Tennessee, a drive of roughly an hour by interstate and highway, putting it within easy reach of a sizable metropolitan airport and population base.

The headline attraction is Great Smoky Mountains National Park, whose Sugarlands Visitor Center is only a few minutes' drive from the center of town. The park offers more than 800 square miles of protected old-growth forest, ridgeline overlooks, hiking trails ranging from short loops to multi-day backcountry routes, and wildlife viewing opportunities that include elk, black bears, and synchronous fireflies. Visitors can reach the Sugarlands entrance in roughly 10 minutes, while the higher-elevation Newfound Gap Road climb into the heart of the park takes about 45 minutes from downtown.

Just down the road, the adjacent community of Pigeon Forge — only about 7 miles north — is home to Dollywood, the Smoky Mountain theme park co-owned by Dolly Parton, along with a dense cluster of dinner theaters, outlet shopping, and family entertainment venues. The short drive between Gatlinburg and Pigeon Forge makes the two towns a natural pairing for visitors, with each offering a different flavor of mountain tourism.

Within Gatlinburg itself, Ober Mountain rises directly above the downtown and operates year-round as both a ski area in winter and an amusement park in warmer months, with a tram from a downtown terminal carrying visitors up the slope. The Gatlinburg SkyLift Park and its cable car, which climbs to a pedestrian skybridge over the ridge, has become another signature draw, offering panoramic views back over the town and out toward the Smokies. Closer to the ground, the Roaring Fork Motor Nature Trail begins just outside town and winds for several miles through forest, historic cabins, and streams, giving visitors a quieter alternative to the busier park corridors.

Gatlinburg is a compelling base for short-term rentals because it sits at the intersection of one of America's busiest national parks, a cluster of family-oriented mountain attractions, and a steady year-round calendar of visitors tied to leaf season, holiday light displays, ski season, and Smoky Mountain summer travel. The combination of small-town walkability, immediate park access, and proximity to a major regional airport in Knoxville gives owners a deep and relatively recession-resistant demand pool to draw from.
