Antioch Regulations

STRs are legally permitted, but non‑owner occupied properties are restricted to certain non‑residentially zoned areas while owner‑occupied STRs are allowed in more contexts. Permitting is straightforward but not trivial ($313 fee, extensive documentation, HOA/condo compliance, inspections for multifamily, annual renewal), and the city provides clear rules and an appeals process with no explicit caps—making compliance manageable for investors who can find eligible sites.

About Antioch

Antioch is a large, diverse community in southeastern Nashville, Tennessee, situated within Davidson County. With a population of approximately 80,000 residents, it functions as one of the most populous neighborhoods in the Nashville metropolitan area and carries a distinctly suburban character blended with cultural variety, international dining, and convenient retail. Long known as a residential hub for working families and newcomers to Middle Tennessee, Antioch has increasingly become a destination in its own right, serving as a gateway between downtown Nashville and the popular recreational lands around Percy Priest Lake to the southeast. The community sits roughly ten to twelve miles southeast of downtown Nashville, making it a natural layover for visitors who want easy access to the city without staying directly in its busier core.

Right in the heart of the community, the Nashville Zoo at Grassmere stands as Antioch's marquee attraction. Spanning more than 200 acres, the zoo houses animals from around the globe, features a popular ropes course and treetop adventure, and includes the historic Grassmere Mansion and gardens at its center. It is essentially at Antioch's doorstep, typically a five-minute drive from most points in the neighborhood, and it draws families year-round.

Just east of Antioch, Percy Priest Lake offers a welcome change of pace from the city. This large reservoir, created by a dam on the Stones River, is managed by the U.S. Army Corps of Engineers and is ringed by marinas, swim beaches, and day-use parks. Boating, fishing, paddling, and lakeside picnicking are popular activities, with several public access points roughly fifteen to twenty minutes from central Antioch. The surrounding Percy Priest Wildlife Management Area adds hiking and wildlife viewing to the mix.

To the northwest, downtown Nashville awaits about a twenty-minute drive from Antioch, putting the city's signature experiences within easy reach. The Country Music Hall of Fame and Museum anchors the SoBro district, while the Ryman Auditorium, the honky-tonks of Lower Broadway, the Frist Art Museum, and Nissan Stadium are all clustered nearby. Centennial Park, home to a full-scale replica of the Parthenon, is also a short hop up the interstate.

Antioch makes a compelling base for short-term rental guests precisely because of this balance. It offers more space, more parking, and more affordable lodging than central Nashville, while keeping the honky-tonks, restaurants, and cultural landmarks of downtown within a quick drive. Add in the family-friendly appeal of the Nashville Zoo and the outdoor recreation of Percy Priest Lake, and the community delivers a versatile Middle Tennessee experience that appeals to music lovers, families, and nature-seekers alike.
