Challenging to Investors
The corrupted zoning file leaves STR use status unclear and investors must verify permitted/conditional use, caps, and zoning requirements before buying. Compliance involves borough licensing, rental registration, safety inspections, and state sales/HOT tax registrations, creating moderate process and cost without confirmed allowances or occupancy limits. Enforcement stance and local restrictions are unknown, increasing regulatory risk.
