Yachats Regulations

STRs are permitted under Lincoln County, but all seven regions are at their caps with zero licenses available; new entrants must join a waitlist and enter lottery drawings. High licensing fees ($900 new, $650 renewal) and mandatory inspections add cost and compliance complexity. Even though the framework is clear, strict caps and zero availability create substantial barriers for investors.

About Yachats

Yachats is a small coastal city in Lincoln County, Oregon, with a population of roughly 740 residents. Pronounced "YA-hots," it sits along the Pacific Ocean where the Yachats River meets the sea, about 85 miles southwest of Portland. The village is widely known for its rugged, ever-changing coastline, a quiet artistic community, and a string of soft, foggy mornings that give way to dramatic afternoon light. It serves as a gateway to some of the most striking scenery on the central Oregon coast, including the towering headlands of Cape Perpetua and the surrounding Siuslaw National Forest.

Just a few minutes south of town, Cape Perpetua Scenic Area is a forested headland rising more than 800 feet above the Pacific. Managed by the U.S. Forest Service, it is home to old-growth Sitka spruce, tide pools, and several of the most photographed features on the Oregon coast, including Thor's Well, Spouting Horn, and Devil's Churn. The Cape Perpetua Visitor Center offers interpretive exhibits, short talks, and panoramic viewpoints, while a network of hiking trails descends through the canopy to the rocky shore. For most visitors staying in Yachats, the cape is the central draw.

Roughly 25 miles down the coast near Florence, Heceta Head Lighthouse is one of the most recognizable beacons on the Pacific coast. The light sits atop a basalt bluff and is paired with a restored assistant lightkeeper's cottage that operates as a bed and breakfast. The site offers lighthouse tours, cliffside hiking, and some of the best gray-whale watching points on the continent during the winter and spring migrations. The drive south along Highway 101 passes through Cape Perpetua and several smaller state parks, making it a popular half-day excursion.

About 30 miles north, the city of Newport provides a wider range of amenities, including the Oregon Coast Aquarium and the Yaquina Head Outstanding Natural Area with its own historic lighthouse. Newport's working Bayfront district is lined with seafood restaurants, fish markets, galleries, and taffy shops, and it makes a natural day trip for Yachats guests who want a fuller town experience without changing where they sleep.

With its compact footprint, dramatic natural surroundings, and proximity to several marquee Oregon coast destinations, Yachats offers short-term rental owners a small but dependable market of travelers seeking quiet, scenery-driven getaways. The village's reputation as a peaceful, artsy coastal retreat, paired with easy access to Cape Perpetua, Heceta Head, and the larger hubs of Florence and Newport, gives it year-round appeal among hikers, couples, and road-trippers exploring the Pacific coast byway.
