Challenging to Investors

South Beach Regulations

STRs are allowed but require costly licensing ($900) and annual renewals ($650), plus countywide caps with waitlists and lotteries; properties must meet strict safety, occupancy, septic, parking and contact standards, creating significant compliance burdens for new investors.

About South Beach

South Beach is a small coastal community in Lincoln County, Oregon, situated on a narrow strip of land between the Pacific Ocean and Yaquina Bay, just south of the larger city of Newport. With a population of only a few hundred residents, the community has a quiet, low-key atmosphere centered on its namesake stretch of sand and the surrounding natural areas. South Beach is best known as a gateway to central Oregon Coast recreation, offering visitors easy access to both the ocean and the inland bay, and sits roughly 90 miles southwest of Portland, about a two-and-a-half-hour drive via US-20 and OR-34.

The community's namesake feature, South Beach State Park, stretches along the ocean just steps from the residential area and offers miles of sandy shoreline, dunes, and a campground shaded by shore pines. Less than five minutes north by car, the park connects to the larger network of coastal state recreation sites and provides direct beach access popular with families, surfers, and agate hunters. The park's day-use areas and miles of flat sand make it a favorite for picnics, beachcombing, and storm watching during the winter months.

Just a few minutes north across the Yaquina Bay Bridge lies the Oregon Coast Aquarium in Newport, one of the most visited attractions on the entire Oregon coast. The aquarium features indoor and outdoor exhibits highlighting Pacific Northwest marine life, including sea otters, sharks, and sea turtles, along with a large outdoor seabird aviary. Its location on the south shore of Yaquina Bay places it within about a ten-minute drive of South Beach, making it a natural day trip for visitors staying in the area.

A short drive further north brings visitors to Yaquina Head Outstanding Natural Area, a roughly 100-acre headland managed by the Bureau of Land Management. The site is home to the historic Yaquina Head Lighthouse, the tallest lighthouse in Oregon, as well as tide pools, seabird nesting colonies, and dramatic cliff-top views of the Pacific. Interpretive exhibits and ranger-led programs run throughout the year, and the paved walkways and viewing platforms make the dramatic coastal scenery accessible to nearly any visitor.

Nearby in Newport, the Hatfield Marine Science Center, operated by Oregon State University, offers interactive exhibits about marine research and the coastal ecosystem, while the historic Nye Beach and Bayfront districts provide restaurants, galleries, and shops within an easy drive. Together, these attractions make South Beach a natural base for travelers who want quiet coastal lodging within reach of the central Oregon Coast's most popular destinations, blending beachside seclusion with quick access to Newport's many cultural and natural highlights.
