Mansfield Regulations

Mansfield has no dedicated STR rules, allowing STRs under standard housing/rental law with no city licensing, caps, or fees; the main requirements are state sales tax registration and complying with zoning, building/safety codes. This is broadly permissive but adds moderate compliance steps (state tax, building standards, and potential local taxes) and licensing risks if managing multiple or others’ properties, making it friendly yet unstreamlined.

About Mansfield

Mansfield sits in north-central Ohio as the seat of Richland County, a midsize industrial city with a population of roughly 47,000. The city has a working-class character with deep roots in manufacturing and a historic downtown that has been gradually reinvented around arts, dining, and small-business energy. It serves as the regional hub for a cluster of small towns and rural communities and is best known as a gateway to several well-loved state parks in the Mohican region. Mansfield is positioned about 75 miles southwest of Cleveland and roughly 65 miles northeast of Columbus, putting it within an easy drive of two of Ohio's largest metropolitan areas while retaining the quieter pace of a Midwestern county seat.

A short drive from downtown, the Ohio State Reformatory is one of the most recognizable landmarks in the region. Completed in 1896, the imposing Romanesque and Gothic Revival structure once housed Ohio's male prisoners and is now preserved as a historic site open for tours. It is most famous as the primary filming location for "The Shawshank Redemption," which has turned it into a pilgrimage stop for film fans from around the world who travel to walk its cellblocks and grounds.

Southeast of the city, Malabar Farm State Park spreads across the rolling farmland once owned by Pulitzer Prize–winning author Louis Bromfield. Visitors can tour the Big House, hike through woodland and pasture, and visit the working farm. The park is about a twenty-minute drive from Mansfield and is a popular draw for families, literary travelers, and anyone looking for an easy escape into the countryside.

A bit farther east, Mohican State Park and the surrounding Mohican-Memorial State Forest offer some of the most scenic outdoor terrain in Ohio, with gorges cut by the Clear Fork of the Mohican River, a covered bridge, miles of marked trails, and seasonal adventure courses. The park is roughly a half hour from Mansfield and, together with the adjacent reservoir, makes the city a practical base for visitors who want to combine small-city amenities with hiking, paddling, or fall-color drives.

In Mansfield itself, Kingwood Center Gardens occupies a stately 1930s estate at the edge of the downtown and offers landscaped walking paths, seasonal flower displays, and a small café. The historic Renaissance Theatre, a 1928 atmospheric theater on the downtown square, hosts touring concerts, comedy, and Broadway-style productions and anchors the city's revived arts scene.

With its central position between Cleveland and Columbus, its affordable lodging costs, and its easy reach to some of north-central Ohio's most popular parks and historic sites, Mansfield offers short-term rental owners a guest base that is unusually varied. Travelers come for film tourism at the Reformatory, for weekends at Malabar and Mohican, for regional events at the Renaissance and the local fairgrounds, and for the simple appeal of a Midwestern city where parking is easy and the pace is unhurried.
