Challenging to Investors

Ellenville Regulations

STRs are permitted but constrained by owner-occupancy requirements or a 2% cap, plus registration, safety inspections, and moderate fees; the complete lack of registrations points to weak enforcement yet the caps and inspection burdens still deter investors.

About Ellenville

Ellenville is a small village in Ulster County, in the southern Catskills region of New York State. With a population of roughly 4,000 residents, it carries the feel of a quietly revitalizing former resort town, anchored by a low-key main street of locally owned shops, cafes, and galleries and ringed by forested ridges and rushing creeks. Travelers know it best as a gateway to the Shawangunk Ridge — often called the Gunks — and the wider Catskills, drawing hikers, climbers, and weekenders from New York City, which sits approximately 95 miles to the southeast and is reached in about two hours by car via the New York State Thruway.

Just outside town, Minnewaska State Park Preserve sits atop the ridge and offers more than 24,000 acres of sky lakes, sheer sandstone cliffs, and forest trails popular for hiking, swimming, and cross-country skiing. The preserve is roughly a fifteen-minute drive from Ellenville and includes several car-accessible overlooks as well as the photograph-friendly Awosting Falls, which tumbles through a narrow gorge in the spring. The Sam's Point area, also part of the preserve, adds an extra layer of appeal with its dwarf pine barrens, sweeping verandas of exposed rock, and a network of ice caves that stay frozen well into the warmer months.

The Shawangunk Ridge itself is internationally recognized for its rock climbing, and the nearby Mohonk Preserve anchors that reputation with thousands of bolted routes ranging from beginner-friendly slabs to legendary multi-pitch faces. Visitors who never tie into a rope can still take advantage of the preserve's historic carriage roads and footpaths, which wind past glacial streams, stone bridges, and the Mohonk Mountain House, a sprawling Victorian-era resort that has been welcoming guests for well over a century.

Ellenville also works well as a base for exploring the broader Ulster County region. The city of Kingston, the former state capital with a lively waterfront and the historic Stockade District, is roughly thirty-five minutes northeast, while the hamlets of Phoenicia and Woodstock — both fixtures of the Catskills' arts-and-music heritage — lie within about forty-five minutes to the north. To the east, the walkable downtown of New Paltz and the orchards, vineyards, and river overlooks of the mid-Hudson Valley are within a half-hour drive.

For short-term rental owners, the appeal of Ellenville is the combination of an authentic small-town setting, property values that remain more approachable than those in the closer-to-NYC Catskill villages, and immediate access to some of the most-visited outdoor destinations in the Northeast. Guests who book a stay here can spend their days on clifftop trails and ridge-top lakes, then return in the evening to a village that still feels like a quiet hideaway rather than a crowded tourist stop.
