Durham is a small rural town in Greene County, in the northern stretch of New York's Catskill Mountains. With a population of roughly 2,700 residents spread across a landscape of forested hills, farmland, and quiet hamlets such as East Durham, Oak Hill, and Cornwallville, the town has a relaxed, country character that has long drawn weekenders from the New York City area. It is best known as a gateway to the northern Catskills, sitting near the upper edge of the Catskill Park, and it lies about 50 miles southwest of Albany, the nearest major city, reached by a roughly hour-and-fifteen-minute drive north on local roads and the New York State Thruway.

One of the most popular family draws in the area is Zoom Flume Water Park, a seasonal water park located in the hamlet of East Durham. Hiking trailheads, fishing spots, and fall-foliage routes radiate outward from Durham, and the park's high peaks, including those of the nearby Devil's Path and Indian Head range, are within roughly a 30- to 45-minute drive. Just over the ridge to the north, Thacher State Park preserves the dramatic Helderberg Escarpment, with cliff-side trails overlooking the Mohawk Valley about 45 minutes from town.

Durham makes a compelling base for short-term rental owners because it offers a true upstate country experience at a price point typically well below the more developed Catskill villages to the south, while still keeping major attractions within a short drive. The combination of summer water-park traffic, winter ski weekends at Windham, and year-round outdoor recreation in the Catskill Park gives the area a steady, season-spanning appeal, and its proximity to Albany and the Hudson Valley provides a ready source of visitors looking for an easy mountain escape.
