Santa Fe Regulations

STRs are allowed but constrained by a citywide 1,000-unit cap, 50-foot spacing, multi-unit limits, seven-day rule, local operator, multiple inspections, and strict fee/operational rules; compliance is defined but complex and costly.

About Santa Fe

Santa Fe is the capital of New Mexico and the seat of Santa Fe County, set high in the southern foothills of the Sangre de Cristo Mountains at roughly 7,200 feet above sea level. The city has a population of approximately 85,000 residents and is known for its distinctive adobe architecture, thriving arts scene, deep Native American and Hispanic heritage, and a high-desert landscape that glows warm ochre in the late afternoon light. Often called the oldest capital city in the United States, it serves as a cultural gateway to northern New Mexico and the wider Southwest, including the centuries-old Pueblo communities of the region. Santa Fe sits about 60 miles north of Albuquerque, the nearest major metropolitan hub, with the drive typically taking around an hour along Interstate 25.

At the heart of the city lies the historic Santa Fe Plaza, a centuries-old gathering place ringed by the Palace of the Governors, portico-lined shops, and a steady stream of Native artisans selling jewelry and pottery beneath the shaded arcades. It anchors the downtown experience and is within walking distance of many of the city's galleries, restaurants, and hotels, making it a focal point for visitors exploring on foot.

Just south of the Plaza, the Georgia O'Keeffe Museum holds the largest public collection of works by the artist who made New Mexico her home, drawing art lovers interested in both modernist painting and the broader Southwestern art movement. The surrounding blocks also include the Loretto Chapel and the Cathedral Basilica of St. Francis of Assisi, two of the city's most photographed landmarks.

About 45 minutes west of Santa Fe, Bandelier National Monument preserves the cliff dwellings and mesa-top ruins of the ancestral Pueblo people, with miles of trails threading through canyons and past cave dwellings carved into the volcanic tuff. It is one of the region's most visited archaeological sites and a popular day trip for travelers seeking the outdoors alongside cultural depth.

East of the city, the Pecos National Historical Park offers another window into the area's layered past, with the remains of a 15th-century Pueblo mission set against forested hills about a 40-minute drive from downtown. In winter, Ski Santa Fe rises roughly 16 miles northeast in the Sangre de Cristo range, while in summer the same slopes give way to hiking and wildflower-strewn meadows.

Santa Fe's combination of year-round cultural programming, walkable historic core, easy access to national monuments and mountain wilderness, and its steady flow of art, food, and skiing tourism make it a particularly resilient short-term rental market. Owners benefit from a destination whose appeal spans every season, drawing visitors who want both refined urban experiences and the wide-open landscapes of northern New Mexico within a short drive.
