West New York Regulations

STRs are technically allowed but sharply constrained: only owner‑occupied 2‑4 unit buildings, one unit per structure, 30‑day minimum stays, insurance of $250k, and strict enforcement with daily fines and revocation, limiting investor scope and raising compliance risk.

About West New York

West New York is a small but densely populated town in Hudson County, New Jersey, situated on the western bank of the Hudson River directly across from Midtown Manhattan. With a population of approximately 53,000 residents packed into less than a square mile, it ranks among the most densely populated municipalities in the United States. The town has long served as a bedroom community for New York City, and its character reflects that role: rows of pre-war apartment buildings climb the lower Palisades, giving way to one of the most spectacular urban views in the country. West New York is best known for its vibrant Latino heritage—particularly its strong Cuban, Dominican, and Central American communities—and as an affordable, transit-friendly gateway to Manhattan, which sits about five miles to the east.

One of the defining experiences in West New York is a stroll along Boulevard East, the elevated avenue that runs along the town's eastern edge. This stretch of roadway, sometimes called the "Miracle Mile" for its sweeping panoramas, offers unobstructed sightlines of the Manhattan skyline, the Hudson River, and on clear days, the distant spires of the Empire State Building and One World Trade Center. Visitors can park along the esplanade or stop at one of the small pocket parks overlooking the water. A few minutes north, in the neighboring town of Edgewater, the Hudson River waterfront continues to draw diners and shoppers, while the base of the Palisades cliffs marks the start of the Palisades Interstate Park, a wooded greenway that runs for miles along the river.

Just a few miles south of West New York lies Liberty State Park, a sprawling waterfront park in Jersey City that offers open green space, walking and cycling paths, and some of the best skyline views on the East Coast. The park is also the main ferry departure point for visitors heading to the Statue of Liberty and Ellis Island, two of the region's most iconic landmarks. From West New York, the drive to Liberty State Park is roughly fifteen minutes via the local highways, and the route passes through Hoboken, a lively waterfront city known for its brownstone-lined streets, lively bar scene, and historic connection to the legendary baseball stadium that once stood at its northern edge.

Travelers staying in West New York are also within easy reach of Manhattan's marquee attractions, including Times Square, Central Park, and the museums of Midtown, all reachable in roughly twenty to thirty minutes via the Lincoln Tunnel or a NY Waterway ferry from a nearby terminal. The combination of a compact, walkable town, dramatic skyline views, diverse dining, and immediate access to both the New York metro area and the natural beauty of the Palisades makes West New York an unusually convenient base. For short-term rental owners and guests alike, the town offers the rare appeal of a small, characterful community that feels worlds away from Midtown while remaining only minutes from it.
