Townsend Regulations

STRs are allowed citywide because Townsend has no ban and Montana is a property‑rights state; there are no hard caps or bans. Compliance requires moderate steps—zoning confirmation, a county fire‑protection plan/certification, standard building/fire/life‑safety adherence, possible DPHHS licensing if amenities like food or pools are offered, and state lodging tax registration. The absence of a city‑specific STR ordinance introduces some uncertainty, but processes are straightforward and not onerous.

About Townsend

Townsend is a small, welcoming city in southwestern Montana that serves as the county seat of Broadwater County. With a population of roughly 2,000 residents, it sits in a broad valley along the Missouri River, framed by the Big Belt and Elkhorn mountain ranges. The town has a quiet, outdoorsy character shaped by ranching, fishing, and recreation, and it functions as a handy gateway between Helena, Yellowstone National Park, and the wider southwestern Montana recreation scene. Travelers heading east from Helena or west from Bozeman will pass through or near Townsend along Interstate 90, and the city lies about 30 miles southeast of the state capital and roughly 80 miles northeast of Bozeman.

One of the closest major draws is Lewis and Clark Caverns State Park, located about 20 miles southeast of town. The park protects one of the most decorated limestone cave systems in the American West, filled with stalactites, stalagmites, and underground chambers that are reached by guided tours. Above ground, the park offers hiking trails with views of the Jefferson River valley, picnic areas, and a campground, making it a popular day trip from Townsend.

Just east of the city, Canyon Ferry Lake stretches for about 25 miles along the upper Missouri River and is one of Montana's largest and most-visited reservoirs. It serves as a major hub for boating, sailing, walleye and trout fishing, swimming, and lakeside camping, with multiple marinas and public access points within a short drive of Townsend. The surrounding Canyon Ferry Wildlife Management Area adds opportunities for birdwatching, hunting, and quiet walks along the shoreline.

About 30 miles to the northwest lies Helena, Montana's capital, where visitors can stroll the reconstructed Last Chance Gulch historic district, tour the Montana State Capitol, or explore the Holter Museum of Art and the original Gates of the Mountains area along the Missouri River. Helena also offers an easy urban complement to Townsend's small-town pace, with restaurants, breweries, and shops that short-term visitors appreciate after a day outdoors.

Townsend makes a compelling base for short-term rentals because it combines small-town Montana character with quick access to some of the state's most beloved outdoor and historical attractions. Guests can spend mornings on Canyon Ferry Lake, afternoons touring Lewis and Clark Caverns or driving into Helena, and evenings enjoying the quiet pace of the Missouri River valley, all without the crowds or pricing of Montana's better-known resort towns.
