Diamondhead Regulations

STRs are explicitly permitted citywide and require a moderate $200 annual fee with clear inspections; however, the 1,000‑ft separation rule in R‑1/R‑2/MH zones limits clustering, and a 24/7 local contact, occupancy caps (10 guests/5 rooms), and 25+ guest rule add operational costs and reduce investor flexibility.

About Diamondhead

Diamondhead is a small planned resort community in Hancock County, Mississippi, situated on the state's Gulf Coast between Bay St. Louis and the Jourdan River. With a population of roughly 8,000 residents, the city has the feel of a quiet residential enclave rather than a typical small town, organized around two golf courses, a marina, and a network of canals that give many homes waterfront access. Diamondhead is best known as a relaxed coastal base and a convenient jumping-off point for exploring the Mississippi Gulf Coast, and it sits about 55 miles northeast of New Orleans across the state line in Louisiana.

The community's centerpiece is the Diamondhead Golf and Country Club, which has long defined the town's identity. The property features two 18-hole courses, the Cardinal and the Pines, which wind through the community's residential streets and attract golfers year-round thanks to the mild coastal climate. Because golf is so central to the Diamondhead experience, the courses serve as both a local amenity for residents and a steady draw for visitors booking short-term rentals in the area.

Just a few minutes west of Diamondhead lies Bay St. Louis, the seat of Hancock County and one of the oldest towns on the Mississippi Gulf Coast. Its historic Old Town district has become a popular spot for visitors, with locally owned restaurants, art galleries, and antique shops lining the streets, and the town is also home to a working harbor. The drive from Diamondhead to Bay St. Louis is only about 10 minutes, making the larger town's dining and cultural scene an easy add-on for guests staying in the area.

For outdoor recreation, Buccaneer State Park is a short drive to the west in Waveland. The park offers a sandy beach along the Gulf, a wave pool, camping areas, and nature trails winding through coastal pine forests. It is a popular family destination and is reachable in roughly 10 to 15 minutes from most of Diamondhead.

Farther afield along the coast, the Gulf Islands National Seashore provides a long stretch of protected beaches, historic fortifications, and maritime forests. The national seashore's Mississippi segments offer swimming, picnicking, and wildlife viewing, and visitors can continue along the coast to communities such as Pass Christian, Long Beach, and Gulfport. This stretch of the Gulf is the natural playground that Diamondhead visitors come to enjoy.

Diamondhead works well as a short-term rental base because it combines a low-key residential setting with quick access to beaches, golf, historic small towns, and the broader Gulf Coast drive. Guests can spend a day on the fairways, wander through Bay St. Louis, take the family to Buccaneer State Park, or make a longer trip into New Orleans, all from one convenient coastal address.
