Brandon Regulations

Brandon allows STRs under Rankin County zoning, with straightforward compliance steps—zoning verification (and possible conditional use), safety/occupancy rules, local contact, and modest filing burden—rather than prohibitive fees or hard caps. The county framework is manageable and provides a clear path, while the 10% tax rate is not unusually burdensome.

About Brandon

Brandon is a small city in Rankin County, Mississippi, with a population of roughly 26,000 residents. Often called "the City of Flowers" for its tree-lined streets and suburban gardens, it has the feel of a quiet, family-friendly town despite sitting just across the Pearl River from a state capital. Brandon functions as a comfortable residential and retail suburb of Jackson while also serving as a convenient base for outdoor recreation, particularly at the Ross Barnett Reservoir and the southern end of the Natchez Trace Parkway. The city lies about 15 miles east of downtown Jackson and roughly 150 miles north of the Gulf Coast, placing it in the geographic heart of central Mississippi.

One of the area's biggest draws is the Ross Barnett Reservoir, a roughly 33,000-acre lake that straddles the Rankin and Madison County lines just north of Brandon. The reservoir is popular for boating, fishing, swimming, and shoreline camping, and the adjoining Pearl River Wildlife Management Area adds opportunities for hunting and hiking. Most of the public access points are about 15 to 20 minutes from the center of Brandon. Just a short drive from the reservoir, the Natchez Trace Parkway is one of the most scenic drives in the Southeast, a National Park Service road that winds from Nashville, Tennessee, all the way south to Natchez. Brandon sits close to a major Trace access point, and visitors commonly use it for day trips to the cypress swamps, historic stand-alone buildings, and short nature trails along the route.

A short drive west brings guests into downtown Jackson and the Mississippi State Capitol, a stately Beaux-Arts building completed in 1903 and one of the most architecturally significant government buildings in the region. The surrounding downtown area includes several museums, the Smith-Robinson Museum, and the Mississippi Civil Rights Museum, which together offer a rich overview of state history. About 20 minutes west of Brandon, Trustmark Park in Pearl is home to the Mississippi Braves, a Minor League Baseball team, making it a lively destination during the spring and summer seasons.

Further afield, Vicksburg National Military Park sits roughly an hour west of Brandon and preserves the site of one of the most decisive campaigns of the Civil War. The park's monuments, restored fortifications, and the preserved USS Cairo draw history-minded visitors year-round.

Brandon's appeal for short-term rental owners comes from its balance of small-town character and central Mississippi location. Guests can enjoy a calm suburban setting while being within easy reach of the reservoir, the Natchez Trace, Jackson's museums, and even day-trip distance to Vicksburg, making the city a flexible base for a wide range of travelers exploring the Magnolia State.
