Very Investor friendly
STRs are explicitly allowed in most zones citywide with no city-level business license or caps, and enforcement appears supportive; the only material restriction is R-3 multi‑family zones requiring a 30‑day minimum stay, making Osage Beach very investor‑friendly.

Osage Beach is a small city of roughly 4,500 residents in Camden County, Missouri, situated along the southern shore of the Lake of the Ozarks, one of the largest man-made reservoirs in the United States. The city functions as the commercial heart of the lake region, with a recognizable strip of restaurants, hotels, outlet shops, and entertainment venues that draw visitors throughout the year. Best known for lakeside recreation, Osage Beach is a natural gateway to the broader Lake of the Ozarks and the wooded hills of the central Missouri Ozarks. It sits approximately 80 miles southwest of Jefferson City, the state capital, and roughly 160 miles southeast of Kansas City and the same distance southwest of St. Louis.
The Lake of the Ozarks State Park, one of Missouri's largest state parks, wraps around a long stretch of shoreline just minutes from the center of town. It offers swimming beaches, boat launches, full-service marinas, campgrounds, and a network of hiking and mountain biking trails that wind through oak and hickory forest. The park is essentially adjacent to Osage Beach, with the main entrance only a short drive from most points in the city.
A short drive south of town brings visitors to Ha Ha Tonka State Park, widely regarded as one of Missouri's most scenic state parks. The park is named for the stone castle ruins of a turn-of-the-century private estate perched above a natural bridge and the spring-fed Ha Ha Tonka Spring, one of the largest springs in the state. Beyond the ruins, the park features karst geology with sinkholes and caves, a small lake with a trail circling it, and bluffs overlooking the Lake of the Ozarks. From Osage Beach, the main park entrance is roughly 20 minutes away by car.
The Bagnell Dam Strip, just upstream from Osage Beach in the neighboring community of Lake Ozark, is the historic center of lake tourism. Built in the early 1930s, Bagnell Dam impounds the Osage River to create the lake and remains an active hydroelectric facility. The adjacent strip is a dense collection of souvenir shops, arcades, miniature golf, go-kart tracks, waterfront restaurants, and bars that have made it a family-friendly stop for generations of Midwestern visitors. The strip is within a 10-minute drive of virtually anywhere in Osage Beach.
For short-term rental investors, Osage Beach offers a combination that is hard to match in the Midwest: a year-round tourism economy built around a major recreational lake, a well-developed dining and retail scene, and proximity to multiple state parks and natural attractions. The mix of summer water sports, fall foliage visits, and spring-and-fall fishing seasons supports strong occupancy across most of the calendar, while the relatively modest population of permanent residents means visitor demand is the primary driver of the local lodging market.
