Pentwater Regulations

STRs are explicitly allowed but constrained by a strict 67-license cap and recent moratorium, requiring extensive compliance certifications across multiple codes (zoning, building, mechanical, plumbing, electrical, fire). The three-strike revocation policy with 36-month prohibition creates high enforcement risk, while operational limits on bedrooms, occupancy, and parking reduce flexibility for investors.

About Pentwater

Pentwater is a small village in Oceana County, Michigan, situated on the eastern shore of Lake Michigan along the state's west coast. With a year-round population of roughly 850 residents, it swells considerably during the summer months when vacationers arrive to enjoy its sandy shoreline, working harbor, and walkable downtown. The village has a classic Great Lakes resort character, with a lighthouse, marinas, locally owned shops, and ice cream parlors giving it a nostalgic, family-friendly feel. Pentwater is best known as a beach destination and as a gateway to the famous Silver Lake sand dunes. It sits about 45 miles north of Muskegon and roughly 90 miles northwest of Grand Rapids, the nearest large metropolitan area.

Charles Mears State Park sits at the north end of Pentwater's public beach, offering a broad stretch of Lake Michigan shoreline, a vintage stone and timber pavilion dating to the late 1920s, a small campground, and picnic areas shaded by old trees. It is essentially at the edge of downtown, just a few minutes' walk from the village center, making it one of the most accessible Great Lakes beaches in the region.

Just up the coast, roughly 15 to 20 minutes north of Pentwater, Silver Lake State Park is the area's marquee natural attraction. The park is famous for its towering sand dunes, some rising more than 200 feet above Lake Michigan, and it is one of the few places in the country where visitors can drive ORVs across a vast dune landscape. The surrounding Silver Lake area also offers dune buggy rentals, a classic wooden roller coaster at the adjacent Little Sable Point resort, and sunset views that draw photographers from across the Midwest.

A short drive inland, the village of Hart, about 10 miles east, serves as the county seat of Oceana County and hosts the small but worthwhile Oceana County Historical Society museum, along with a few locally loved restaurants and the annual National Asparagus Festival. To the north, the larger port town of Ludington lies roughly 25 miles away and adds another layer of regional appeal with the Ludington State Park and the SS Badger ferry dock, which connects Michigan to Wisconsin across Lake Michigan.

Pentwater is a compelling base for short-term rentals because it pairs the charm of a small, walkable Lake Michigan village with direct access to some of Michigan's most recognizable outdoor attractions. Visitors can spend mornings on the village beach, afternoons climbing the Silver Lake dunes, and evenings browsing the downtown shops, all without the crowds or prices of more developed resort towns. The combination of reliable summer demand, shoulder-season color tours in the surrounding forests, and a year-round calendar of small-town events makes Pentwater an attractive market for owners looking to capture the classic Michigan vacation experience.
