Berrien Springs Regulations

STRs are legally permitted with a clear registration and inspection process, but require moderate permitting fees, compliance with multiple codes, and an on-site agent within one hour, which could add operational complexity. Business STRs have no caps, while personal STRs are capped at 30 days per year, and external covenant risks may deter some investments, but compliance is a known process.

About Berrien Springs

Berrien Springs is a small village tucked into the southwestern corner of Michigan, in Berrien County, where the St. Joseph River bends gently toward Lake Michigan. With a population of roughly 1,800, it has the unhurried feel of a Midwestern river town, yet it sits within easy reach of the busy Lake Michigan shoreline and the larger Twin Cities of St. Joseph and Benton Harbor. The village is best known as the home of Andrews University, a Seventh-day Adventist institution whose campus, concerts, and guest speakers draw visitors throughout the year. From downtown Chicago, Berrien Springs is about 100 miles to the east, or roughly a two-hour drive, which makes it a practical landing spot for travelers looking to swap the city for vineyards, dunes, and shoreline.

Just a short drive northwest, the city of St. Joseph anchors the Lake Michigan coast and offers the region's most recognizable stretch of public beach. Silver Beach County Park is a wide, sandy strand framed by the historic St. Joseph North Pier Lighthouse, and in warm months the bluff-top sidewalks fill with walkers heading between the carousel, the beach, and the lighthouse catwalk. Berrien Springs is roughly a 15- to 20-minute drive from the park, making it a calm, residential alternative to staying right on the water.

A bit farther up the shoreline, Warren Dunes State Park rises more than 200 feet above Lake Michigan in a wall of forested sand, with marked trails that lead to sweeping lake views from the top. The park is about a 25- to 30-minute drive northwest of the village and is a year-round draw for hikers, swimmers, and in winter, skiers and snowboarders who come for the modest slopes. It is also a favorite of summer travelers because the dune faces typically stay a few degrees cooler than the breezy beach below.

Just down the road from the village, the St. Joseph River itself is one of the quieter attractions, winding through farmland and small parks where kayakers, paddlers, and fishermen put in during the warmer months. A short drive south also brings guests into the heart of the Berrien County wine trail, a loose cluster of family-run vineyards and tasting rooms that has helped put this corner of Michigan on the map for wine tourism. The combination of small-town calm, river access, and proximity to both dunes and vineyards gives Berrien Springs an unusually balanced setting for a short-term rental.

What makes Berrien Springs a compelling base is precisely this mix: it is far enough from the Lake Michigan crowds to feel relaxed and affordable, yet close enough that guests can reach the beach, the dunes, and the region's wineries in under half an hour. The presence of Andrews University brings a steady flow of campus visitors, conference attendees, and families in town for graduation weekends, while Chicago, Grand Rapids, and South Bend are all within roughly a two-hour drive. For owners, that translates into a property that appeals both to weekend escapees from Chicago and to travelers exploring Michigan's southwest coast.
