Livingston Regulations

Livingston Parish allows STRs but requires zoning verification (often conditional‑use permits), licensing/registration for state sales tax, parish occupancy and sales tax, and adherence to occupancy limits, signage and a Good‑Neighbor Agreement in Killian. These moderate permitting steps, inspections and multiple tax filings increase compliance effort but are still manageable, making the environment friendly rather than heavily restrictive.

About Livingston

Livingston is a small town in southeastern Louisiana that serves as the parish seat of Livingston Parish, one of the fastest-growing parishes in the state. With a town population of roughly 1,800 to 2,000 residents, Livingston has a quiet, rural-suburban character defined by piney woods, small storefronts along the main highway corridor, and a steady flow of commuters who work in nearby cities. The community is perhaps best known as a gateway to the outdoor recreation areas of the Lake Maurepas and Amite River region, and it sits roughly 30 to 35 miles east of Baton Rouge, the nearest major city, with New Orleans about 75 miles to the southeast along the I-12 corridor.

Just north of town, Tickfaw State Park offers an accessible stretch of Louisiana swamp and bottomland hardwood forest that draws paddlers, anglers, and families year-round. The park maintains several miles of elevated boardwalk trails, a small splash pad, and canoe and kayak rentals on the Tickfaw River, making it a convenient half-day excursion for visitors staying in the area. It typically sits within a 10-minute drive of central Livingston.

To the south, the broad, cypress-fringed waters of Lake Maurepas define the region's character and provide some of the best cypress-tupelo swamp scenery in southeast Louisiana. The lake is popular for fishing, particularly for bass, sac-a-lait (crappie), and catfish, and several public launches around its shoreline put visitors within easy reach of the water. Most of the lake's access points lie within 20 to 30 minutes of Livingston by car.

The surrounding Florida Parishes also hold a scattering of small, locally loved destinations, including the antique and food stops along the historic town centers of nearby Hammond and Ponchatoula, both about 20 to 30 minutes from Livingston. Hammond offers a walkable university district anchored by Southeastern Louisiana University, while Ponchatoula is known for its annual strawberry festival and small-town main street. For guests willing to drive a bit farther, the state capital of Baton Rouge, with the Louisiana State Capitol, the Old State Capitol, and the USS Kidd Veterans Memorial on the Mississippi River, sits roughly 40 minutes to the west.

For short-term rental owners, Livingston offers a compelling mix of affordability, accessibility, and proximity to genuine Louisiana nature. Visitors can return each day to a quieter, more residential setting while remaining within easy striking distance of Baton Rouge, New Orleans, the Northshore lake country, and a string of state parks, making the area well suited to road-trippers, anglers, and families exploring the less-touristed side of southeast Louisiana.
