Challenging to Investors

Bastrop Regulations

Monroe allows STRs but lacks a clear city permit, pushing operators into Ouachita Parish zoning (permits/inspections) while neighboring West Monroe imposes registration, inspection, and a 4% occupancy tax. This mix of unclear city rules, extra layers of compliance, and variable local taxes raises investor risk and cost, making operations challenging though technically legal.

About Bastrop

Bastrop sits in northeastern Louisiana as the parish seat of Morehouse Parish, a small community of roughly 10,000 residents set among the rolling timberlands of the Ark-La-Miss region. The town has a quiet, historic character rooted in its cotton-and-timber past, and today it functions primarily as a local hub for the surrounding rural area. It lies along Louisiana Highway 2, about 30 miles north of Monroe, the nearest metropolitan center, and roughly 130 miles southeast of Little Rock, Arkansas, making it a useful stopover between larger destinations. Bastrop is best known as a base for exploring the natural landscapes of Morehouse Parish and the lower Ouachita River country.

Just north of town, Chemin-A-Haut State Park wraps around a horseshoe bend of Bayou Bartholomew and offers cabins, tent camping, a swimming lake, and several miles of hiking trails through hardwood forest. The park is roughly a 15-minute drive from central Bastrop and is one of the most popular outdoor destinations in northeast Louisiana, particularly for families, anglers, and paddlers.

About 30 miles south in Monroe, the Louisiana Delta Music Museum celebrates the musicians of the Mississippi Delta region, with exhibits on figures from the area's blues, gospel, R&B, and zydeco traditions. Visitors can browse memorabilia, instruments, and recorded performances that trace the heritage of one of the country's most influential music corridors.

Also in Monroe, the Biedenharn Museum and Gardens combines a museum dedicated to the first bottling of Coca-Cola with period gardens, a Bible garden, and exhibits on the Biedenharn family's role in Louisiana's bottling and horticultural history. The site is a popular stop for visitors interested in quirky Americana and the cultural history of northeastern Louisiana.

To the south, Poverty Point, the pre-historic earthworks complex that gives its name to a culture dating back roughly 3,400 years, lies about 60 miles from Bastrop near the town of Epps. Designated a UNESCO World Heritage Site, it offers a visitor center, museum, and walking trails across the ancient ridges and mounds, making it a worthwhile day trip from the Bastrop area.

Because of its central position in northeast Louisiana and its proximity to both outdoor recreation and the cultural amenities of Monroe, Bastrop offers short-term rental owners a small-town base that appeals to visitors exploring the region's state parks, bayou country, and music heritage. Its location within easy driving distance of Chemin-A-Haut, the Monroe museums, and the Poverty Point World Heritage Site makes it well suited for travelers seeking a quieter, more affordable alternative to the larger Louisiana destinations to the south.
