Challenging to Investors

Ozawkie Regulations

STRs are allowed via the county Bed & Breakfast pathway, but they typically require a conditional use permit, public hearing, inspections, and posted occupancy, and are limited to B&B or accessory uses in many districts while industrial zones are excluded; the lack of a city license is helpful but the county process adds uncertainty and cost, keeping the climate challenging for investors.

About Ozawkie

Ozawkie is a small rural community in Jefferson County, in northeastern Kansas, with a population of roughly 600 residents. The town has a quiet, country feel characterized by open farmland, tree-lined roads, and a slow pace that contrasts with the larger cities within easy reach. It is best known as a gateway to Perry Lake and the surrounding state park, drawing visitors who come for boating, fishing, and lakeside camping. Ozawkie sits about 25 miles northeast of Topeka, the state capital, and roughly 40 miles northwest of Lawrence and the Kansas City metropolitan area lies about an hour to the east.

The dominant attraction in the area is Perry State Park, which surrounds the 11,150-acre Perry Lake and offers more than 160 miles of shoreline just a few miles south of town. The park is a regional favorite for sailing, kayaking, swimming, hiking, and horseback riding, with well-maintained campgrounds, equestrian trails, and several day-use areas. It is also a notable stop on the Oregon Trail and California Trail historic routes, with interpretive sites and visible ruts from wagon trains still preserved in the surrounding landscape. Visitors can reach the main park areas from Ozawkie in roughly 10 to 15 minutes.

A short drive east of Ozawkie leads to the historic community of Oskaloosa, the county seat of Jefferson County, where visitors can find a charming small-town main street and the Jefferson County Courthouse, an attractive 19th-century building set on a grassy square. The drive from Ozawkie takes about 15 minutes and offers a glimpse of the rural Kansas landscape that defined the region in the years before statehood. Nearby, the Constitution Hall State Historic Site in Lecompton, about 30 minutes southeast, preserves the pro-slavery legislative hall where the controversial Lecompton Constitution was debated in the years leading up to the Civil War, offering a substantive stop for visitors interested in Kansas history.

To the southwest, Topeka offers a fuller urban experience with the Kansas State Capitol, the Brown v. Board of Education National Historic Site, the Topeka Zoo, and a growing dining and craft brewery scene along Kansas Avenue and in the NOTO Arts District. Lawrence, a bit farther to the southeast, is home to the University of Kansas and a walkable downtown known for its music venues, restaurants, and the natural-history exhibits at the KU Natural History Museum. Both cities are practical day-trip options from an Ozawkie base.

For short-term rental owners, Ozawkie offers an appealing combination of small-town quiet and direct access to one of Kansas's largest recreational lakes. Guests who want to boat, fish, or hike during the day and return to a peaceful rural setting at night are well served by the area, and the relative proximity to Topeka, Lawrence, and Kansas City expands the draw well beyond the lake itself. The mix of outdoor recreation, regional history, and easy day trips makes Ozawkie a versatile base for travelers exploring northeastern Kansas.
