Challenging to Investors

Mount Vernon Regulations

STRs appear likely permitted inside Vernon’s limits, but the city has no published rules, fees, or caps, and adjacent Vernon Hills and Lake County prohibit STRs, creating uncertainty that deters investment due to unknown zoning enforcement and compliance processes.

About Mount Vernon

Mount Vernon, Illinois is the county seat of Jefferson County, situated in the rolling farmland of southern Illinois. With a population of approximately 15,000, the city has the unhurried, neighborly character typical of Midwestern county seats while still serving as the commercial and service hub for the surrounding rural region. It sits roughly 80 miles east of St. Louis, Missouri, and about 50 miles west of Evansville, Indiana, making it a convenient stopover for travelers exploring the southern part of the state. Mount Vernon is best known as a gateway to Rend Lake and the broader network of outdoor recreation areas that define the region, and it sits at the junction of Interstates 57 and 64.

Rend Lake is the marquee draw of the area, located about 15 minutes southwest of Mount Vernon. This large reservoir spans approximately 19,000 acres and is one of the most popular fishing and boating destinations in southern Illinois, known for crappie, bass, and catfish. The adjacent Wayne Fitzgerrell State Recreation Area offers camping, horseback riding, and hiking trails, and the lake's beaches and marinas make it a year-round destination for families and outdoor enthusiasts.

Within Mount Vernon itself, the Cedarhurst Center for the Arts provides a cultural counterpoint to the area's outdoor recreation. The
