Fairfield Regulations

Fairfield allows STRs but with significant constraints including Board of Adjustment approval, strict 4-unit cap, limited zoning districts (R-2/R-3/B-1 only, prohibited in R-1), multiple inspections, and operational restrictions like parking requirements and no external signage. The multi-layered approval process involving both city and state health departments creates notable compliance burden and investment risk.

About Fairfield

Fairfield is a small city in southeastern Iowa that serves as the county seat of Jefferson County. With a population of roughly 9,000, it has long drawn attention as the home of Maharishi International University and a community shaped by the Transcendental Meditation movement. The city blends a historic small-town square, an active arts scene, and a wellness-oriented identity that gives it a distinctive Midwestern character. Fairfield sits about 100 miles southeast of Des Moines and roughly 50 miles southwest of Iowa City, placing it within easy reach of several larger Midwestern hubs.

A natural starting point for visitors is Maharishi International University, founded in the 1970s and rooted in the teachings of Maharishi Mahesh Yogi. The campus and the broader community it anchors give Fairfield an unusual cultural flavor, with meditation halls, an international student body, and year-round wellness programming that infuses much of the town's rhythm.

About 30 miles southeast of Fairfield lies the American Gothic House in Eldon, the white clapboard farmhouse that Grant Wood used as the backdrop for his iconic 1930 painting. Visitors can tour the small home, walk the gardens, and pose on the porch beside the famous window. It has become one of Iowa's most photographed sites and a rewarding half-day trip.

Nature is never far from town. Geode State Park, roughly a 25-minute drive southeast near Danville, offers hiking trails, a lake for fishing and paddling, and the rocky terrain for which the park is named. Closer to home, Jefferson County Park draws locals and visitors with its rolling woodlands and a scenic overlook that looks out over the surrounding countryside, a quiet counterpoint to the area's well-known cultural stops.

The broader region also holds appeal for day-trippers. The historic streets of nearby Mount Pleasant host the long-running Old Threshers Reunion each Labor Day weekend, one of the Midwest's largest antique tractor and steam engine gatherings, while the rolling farmland, state recreation areas, and small river towns of southeastern Iowa offer a calmer, more contemplative side of the state.

Fairfield's mix of small-town charm, wellness-driven culture, and proximity to distinctive regional attractions makes it a quietly compelling base for a short-term rental. Guests can settle into a walkable downtown full of galleries and cafés, then spend their days exploring a landscape that swings between painterly farmhouses, tranquil state parks, and one of the country's most unusual university communities.
