Ewa Beach Regulations

STRs are technically legal in Ewa Beach but largely limited to resort zones and select apartment areas; Ewa Beach is not a resort zone and new permits are nearly unavailable (only grandfathered NUCs), with high costs ($1,000 registration, $500 renewal), occupancy caps, and active enforcement.

About Ewa Beach

Ewa Beach is a residential community on the southwestern coast of Oahu, in Honolulu County, Hawaii. With a population of roughly 14,000 to 15,000 residents, it sits on the leeward Ewa Plain, where the island's dry, sunny weather draws a steady stream of visitors seeking an alternative to the busier resorts. The town has a relaxed, local feel, marked by master-planned neighborhoods, neighborhood parks, and a stretch of white-sand shoreline that feels far more low-key than Waikiki. It is best known as a base for exploring the Ewa and leeward coast, and as a convenient jumping-off point for some of Oahu's most-visited historic sites. Honolulu and Waikiki lie roughly 20 miles to the east, an easy drive of about 25 to 40 minutes depending on H-1 traffic.

The most significant draw in the immediate area is Pearl Harbor, home of the USS Arizona Memorial, which commemorates the 1941 attack that drew the United States into World War II. The memorial, visitor center, and accompanying museum sit just a few miles up the harbor from Ewa Beach, typically reachable in about 15 minutes by car. Visitors can also tour the Battleship Missouri Memorial and the Bowfin Submarine Museum and Park, making the harbor complex a full-day experience for those interested in military history.

To the south of Ewa Beach, about a 15-minute drive along the Farrington Highway, lies Ko Olina, a master-planned resort and residential district anchored by a series of four man-made lagoons. These calm, sandy coves are popular with families, and the area is also home to the Aulani Disney Resort and Spa, as well as golf courses and oceanfront walking paths. The lagoons are open to the public and offer some of the calmest swimming waters on this side of the island.

Further south still, around 30 minutes from Ewa Beach, the Waianae Coast opens up with scenic beaches such as Yokohama Bay and Makaha Beach, both known for big surf, golden sand, and a more rugged, off-the-beaten-path feel. Closer to home, Ewa Beach Park itself offers a wide sandy strand, picnic areas, and gentle waves, making it a favorite for locals and a quiet alternative for visitors.

Ewa Beach makes a compelling base for short-term rentals because it offers a more residential, authentic Oahu experience while still placing guests within easy reach of the island's marquee attractions. The combination of nearby Pearl Harbor, the resort amenities of Ko Olina, the beaches of the leeward coast, and a manageable drive to Honolulu and Waikiki gives owners a property here a broad and diverse audience to draw from, from history-minded travelers to families and beachgoers looking for sun without the crowds.
