Challenging to Investors

Melbourne Regulations

Clarity of legality is missing for the City of Melbourne itself, and surrounding rules are strict: West Melbourne bans rentals under one week; Melbourne Beach requires registration, inspections, safety and parking rules, occupancy caps, and 24/7 responsible parties. This uncertainty and compliance burden make it challenging for investors.

About Melbourne

Melbourne is a coastal city in Brevard County, Florida, situated on the state's central Atlantic shoreline in the region known as the Space Coast. With a population of approximately 85,000, the city has the laid-back feel of a beach town combined with the energy of a small college community, shaped in large part by the Florida Institute of Technology, which is based here. Melbourne is best known as a gateway to the Space Coast's long, uncrowded Atlantic beaches and to the cluster of spaceflight attractions around Cape Canaveral, and it lies roughly seventy miles southeast of Orlando, putting the major theme parks of central Florida within about a ninety-minute drive.

About an hour north of Melbourne, the Kennedy Space Center Visitor Complex is the marquee attraction of the region, showcasing decades of American spaceflight through rocket gardens, shuttle-era exhibits, and bus tours of launch facilities. Visitors traveling from Melbourne typically drive up the barrier island and the mainland, passing a string of small beach communities and the entrance to the Canaveral National Seashore along the way.

Just northwest of the city, in the master-planned community of Viera, the Brevard Zoo draws families with elevated boardwalks through aviaries, a giraffe-feeding platform, and kayak loops that wind through recreated African and Florida habitats. The drive from central Melbourne to the zoo takes about twenty to twenty-five minutes and can be combined with shopping or dining in the surrounding Viera development.

To the south, Sebastian Inlet State Park sits at the spot where the Atlantic Ocean meets the Indian River Lagoon, and it is a long-standing favorite for surfing, snorkeling, and saltwater fishing. The park's northern entrance is roughly thirty minutes from downtown Melbourne, and the break at the inlet is widely considered one of the most reliable surf spots on the East Coast.

Downtown Melbourne, often called Olde Downtown, centers on New Haven Avenue and a handful of surrounding blocks, where locally owned restaurants, coffee shops, and small galleries give the area a walkable, historic feel. Across the causeway, the barrier island community of Melbourne Beach offers a quieter, residential stretch of sand just minutes from the city center, with the Atlantic on one side and the Indian River Lagoon on the other.

Melbourne is a compelling base for a short-term rental because it offers three distinct Florida experiences in one location: the launch-viewing culture and natural beauty of the Space Coast, the wildlife and water trails of the Indian River Lagoon, and an easy day-trip distance to the theme parks of Orlando. Travelers who want a beach setting without the density and price points of South Florida will find Melbourne's blend of coastline, space-age attractions, and small-city amenities a hard combination to match.
