Holiday Regulations

Pasco County allows STRs but requires subdivision‑level zoning authorization (Conditional Use/MPUD) and annual county registration, in addition to a state DBPR license; operational rules impose an occupancy cap, a six‑day minimum stay, posted notices, occupancy logs and enforcement by multiple agencies, creating compliance complexity and investor risk.

About Holiday

Holiday is an unincorporated coastal community in Pasco County, Florida, situated along the state's western Gulf Coast. With a population of roughly 24,000, it carries the laid-back character of classic Florida — quiet residential streets laced with saltwater canals, modest ranch homes, and easy access to the Gulf of Mexico. The community serves as an affordable, low-key base for visitors who want to be close to barrier-island beaches, Greek-heritage attractions, and the broader Tampa Bay region. It lies approximately thirty-five miles north of downtown Tampa, just across the Pasco-Pinellas county line from Tarpon Springs, and within easy striking distance of the larger Clearwater and St. Petersburg beach communities to the south.

Just south of Holiday, Honeymoon Island State Park draws visitors with four miles of white-sand beach, calm Gulf waters, and interior nature trails winding through one of the last remaining slash-pine palm forests on the Gulf Coast. The park is about a ten-minute drive from most parts of Holiday and is well known for its designated dog beach, osprey nesting areas, and ferry connection to its neighbor.

That neighbor is Caladesi Island State Park, an undeveloped barrier island consistently ranked among the best beaches in the United States. Reachable by ferry from Honeymoon Island or by private boat, Caladesi offers a pristine, vehicle-free stretch of sand, mangrove kayak trails, and clear shallows that feel far removed from the busier Pinellas beaches to the south. The combined day trip from Holiday to both islands makes for an easy half-day or full-day excursion.

A short five-mile drive south brings guests to the Tarpon Springs Sponge Docks, a working waterfront where Greek immigrants built a sponge-diving industry in the early twentieth century. The district still hums with sponge boats, family-run tavernas, bakeries, and import shops, and it remains one of the most distinctive cultural corners of the Gulf Coast. A few miles farther inland, Werner-Boyce Salt Springs State Park offers a quieter counterpoint, with brackish springs, paddling routes through tidal marsh, and boardwalk trails along the Gulf shoreline — all about fifteen to twenty minutes from Holiday.

Holiday's appeal for short-term rental owners lies in this balance: the community itself is residential, affordable, and unpretentious, while the surrounding area offers an unusually rich mix of natural beauty and cultural interest. Guests can spend mornings on ferry-ride beaches, afternoons exploring a Greek waterfront, and evenings back at a quiet canal-side property — all without the crowds and price tags of the bigger Pinellas beach towns to the south.
