Downtown Cocoa, often called Cocoa Village, is the city's historic core, set along the Indian River Lagoon within walking distance of the central business district. The area features locally owned restaurants, antique shops, galleries, and a riverwalk with views across the water toward Merritt Island. It hosts regular community events, including art walks and a well-known holiday boat parade, and gives the city a small-town feel that is somewhat unusual for a Space Coast community. The Indian River Lagoon itself runs the length of the county and supports kayaking, manatee watching, and inshore fishing right off the city's riverfront parks.

For short-term rental owners, Cocoa offers a combination of year-round demand from space-related tourism, beach visitors, and event travelers, along with a residential setting that supports a more relaxed guest experience. Its position between the launch sites, the lagoon, and the Atlantic gives it a built-in diversity of appeal, while its proximity to Orlando keeps it within easy reach of the broader central Florida tourism market.
