Buena Vista is a small mountain town of approximately 2,700 residents in Chaffee County, Colorado, nestled in the upper Arkansas River Valley between Salida to the south and Leadville to the north. Known for its sunny climate, dramatic setting at the foot of the Collegiate Peaks, and easy access to some of Colorado's most celebrated outdoor terrain, it functions as a year-round basecamp for rafting, hiking, and backcountry adventure. East of town, Cottonwood Pass climbs to roughly 12,000 feet and serves as a scenic seasonal byway linking Buena Vista to the Gunnison Valley and Crested Butte. The drive to the pass and over to the other side takes about an hour and a half, and the route is a favorite of leaf-peepers in fall and a popular ride for road cyclists in summer.

Buena Vista's combination of small-town character, dramatic alpine scenery, and year-round outdoor appeal makes it a natural fit for the short-term-rental market. Visitors tend to arrive for the rafting and hot springs in summer, the aspen color and hiking in fall, and the uncrowded backcountry skiing in winter, and they increasingly prefer the space and privacy of a private home or cabin over a traditional hotel.
