Rio Linda Regulations

Allowed only as an accessory use to a primary residence with a 29‑day maximum stay, a six‑month primary‑residence requirement, and ADU restrictions; combined with a $452 non‑refundable fee and active enforcement, these caps and compliance burdens make operating an STR in Rio Linda challenging for investors.

About Rio Linda

Rio Linda is a small unincorporated community in Sacramento County, California, with a population of roughly 15,000 residents. It sits in the northern reaches of the Sacramento Valley, just north of the city of Sacramento, which serves as the nearest major metropolitan area at approximately 12 miles to the south. The community has a laid-back, semi-rural character with a mix of older residential neighborhoods, modest ranch properties, and pockets of light industry, giving it a quieter, less polished feel than the surrounding suburbs. It is best known today as a residential bedroom community within the greater Sacramento region and for its proximity to Sacramento International Airport, which lies just to the southwest.

About a 20-minute drive south of Rio Linda, Old Sacramento State Historic Park preserves a 28-acre stretch of Gold Rush-era waterfront along the Sacramento River. Its raised wooden boardwalks, painted brick storefronts, and horse-drawn carriage rides make it one of Northern California's most popular heritage districts. The area is also home to the California State Railroad Museum, a major draw for rail enthusiasts, along with a cluster of restaurants, specialty shops, and riverboat tour operators.

A short distance further south, the California State Capitol Museum anchors downtown Sacramento with its distinctive neoclassical dome and surrounding Capitol Park. Free guided tours lead visitors through the historic legislative chambers, and the adjacent park features gardens, statuary, and a wide variety of mature trees from across the world. The Capitol grounds serve as a focal point for civic life in the state capital and are within a 25-minute drive of Rio Linda.

For outdoor recreation, the American River Parkway stretches roughly 32 miles along both banks of the American River, running from the Sacramento suburbs upstream toward Folsom Lake. The lower sections of the parkway, including the popular Jedediah Smith Memorial Trail, are roughly 20 to 25 minutes south of Rio Linda and offer paved paths for cycling, jogging, and horseback riding, as well as access points for river rafting, kayaking, and fishing. Beyond the parkway's eastern end, Folsom Lake State Recreation Area provides additional hiking, swimming, and boating opportunities about 30 minutes northeast.

Rio Linda offers short-term rental operators an intriguing balance of affordability, accessibility, and authenticity. Its position just north of the capital puts guests within a short drive of Sacramento's museums, government landmarks, and historic waterfront, while the nearby airport, river parkway, and foothill reservoirs make day trips into the broader Northern California landscape straightforward. Travelers who prefer a quieter, more residential base over a downtown hotel will find Rio Linda's semi-rural setting a comfortable launching point for exploring the Sacramento region.
