West Memphis Regulations

STRs are explicitly allowed across several commercial districts (as hotel/motel) and in R-4 (as boarding house), with clear zoning pathways and a standard permitting process (building permit and certificate of occupancy). The regime imposes moderate compliance requirements (parking, development standards, inspections) but does not impose hard, citywide caps or outright bans, keeping investor risk moderate.

About West Memphis

West Memphis sits in Crittenden County on the eastern edge of Arkansas, in the flat alluvial plain of the Mississippi Delta. With a population of roughly 25,000, it is the largest city in eastern Arkansas and functions as a busy commercial and transportation hub along the I-40 and I-55 corridors. Travelers know it best as the first Arkansas stop on the way into Memphis, Tennessee, which lies just across the Mississippi River to the east, a drive of about ten to fifteen minutes depending on bridge traffic. The city has an industrial, working-class character, with a steady flow of visitors passing through for nearby entertainment, river-related commerce, and the array of attractions that greater Memphis has to offer.

Right inside the city limits, Southland Casino Racing is one of West Memphis's biggest draws. The venue combines a gaming floor with live greyhound racing, multiple restaurants, and entertainment events, making it a popular stop for both overnight guests and day-trippers coming over from Memphis. Its convenient location near the I-55 bridge makes it easy to reach from anywhere in town.

About thirty miles west of West Memphis, Village Creek State Park offers a different pace. Set among rolling hills, lakes, and hardwood forest, the park features cabins, campsites, hiking and mountain biking trails, and fishing on Village Creek and Lake Austell. It is one of the most scenic state parks in the region and a good fit for guests looking to spend time outdoors.

Across the river in Memphis, the list of well-known destinations is long. The National Civil Rights Museum at the Lorraine Motel is roughly fifteen minutes away, offering a moving look at the American civil rights movement. Graceland, Elvis Presley's home, sits a similar distance to the south, while Beale Street — the famous entertainment district known for its blues clubs, bars, and restaurants — is just across the bridge from West Memphis. Mud Island River Park, a small peninsula park with a scale model of the Mississippi River, is also a short drive east.

For short-term rental investors and travelers, West Memphis is a practical and flexible base. Lodging here tends to be more affordable than in downtown Memphis, while still placing guests within a short drive of one of the South's most-visited cities. Add in the gaming and entertainment at Southland, the outdoor recreation at Village Creek, and the steady traffic generated by two major interstates, and the city offers a steady mix of visitors throughout the year.
