Rochester Regulations

Rochester allows STRs only in CBD/B-1/O-1/O-2 districts as special exemption uses and prohibits them in all residential zones, severely limiting viable inventory; compliance requires multiple permits (rental registration, fire inspection, business license), annual renewal, and carries active enforcement risk with tickets for violations, making entry costly and operationally complex.

About Rochester

Rochester is a small city in Oakland County, Michigan, with a population of approximately 13,000 residents. It sits in the northern suburbs of Detroit, roughly 35 miles north of the downtown core, and has the feel of a polished, walkable town with a thriving historic main street, tree-lined residential streets, and a strong sense of local identity. The city is best known for its vibrant downtown district and as a gateway to the lakes, trails, and cultural institutions of southeastern Michigan. It also anchors a larger surrounding community that includes Rochester Hills, one of the more populous suburbs in metro Detroit.

A short drive east of Rochester brings visitors to Stony Creek Metropark, a sprawling several-thousand-acre park surrounding Stony Creek Lake. The park offers swimming beaches, boating, hiking and biking trails, a nature center, and winter activities such as cross-country skiing, making it a year-round draw for families and outdoor enthusiasts. It is one of the most-visited of the Huron-Clinton Metroparks and easily reachable for a half-day outing from town.

Just to the west, on the campus of Oakland University in neighboring Rochester Hills, stands Meadow Brook Hall, a Tudor-revival mansion built in the 1920s by Matilda Dodge Wilson, widow of automotive pioneer John Dodge. The estate features more than 100 rooms and is surrounded by formal gardens and walking paths, and it hosts public tours, seasonal events, and an annual holiday walk that draws visitors from across the region.

A bit further afield, the Cranbrook Educational Community in Bloomfield Hills, roughly 20 miles south of Rochester, encompasses a celebrated art museum, a house and gallery designed by Eliel Saarinen, a science institute, and a renowned contemporary art museum. Together with its architecturally significant campus, Cranbrook offers one of the most distinctive cultural experiences in Michigan and pairs well with a day spent exploring Rochester's downtown.

Closer to home, the Paint Creek Trail, a paved rail-trail running approximately nine miles from Rochester north to Lake Orion, follows the bed of a former railroad line through woods, wetlands, and small downtowns. It is popular with cyclists, runners, and walkers, and it connects directly to Rochester's downtown, where locally owned restaurants, boutiques, and a year-round farmers' market give the city much of its character.

Rochester's appeal as a short-term rental base lies in this combination of small-town atmosphere and access to the broader Detroit region. Visitors can spend their days strolling a walkable main street, biking to nearby lakes, or taking day trips into Detroit, Ann Arbor, or the wider network of metroparks and cultural institutions, all while staying in a community that feels distinctly its own.
