Challenging to Investors

Charlevoix Regulations

Charlevoix explicitly allows STRs citywide and offers a clear permitting path ($150–$300 plus inspection), but the 80-unit cap on business STRs in residential zones creates a waiting list and a potential bottleneck. Personal rentals are capped at 28 days per year, and ongoing compliance (insurance, inspections, safety equipment, local contact, taxes) adds cost and process overhead, making the environment challenging for investors who can’t secure a capped business license.

About Charlevoix

Charlevoix is a small, classically pretty resort city set in Charlevoix County on the northwestern coast of Michigan's Lower Peninsula, with a year-round population of roughly 2,400 people. Tucked between the deep blue waters of Lake Charlevoix and the eastern shore of Lake Michigan, the town has long drawn Midwestern vacationers with its mix of boating beaches, a walkable historic core, and a long list of family-owned inns and shops. It functions as a summer hub for the region and is the southern mainland point of departure for the Beaver Island ferry. Charlevoix sits about 250 miles north of Detroit and roughly 55 miles northeast of Traverse City, making it a common stop on tours of northern Michigan's lake country.

The community's most defining natural feature is Lake Charlevoix, a roughly 17,000-acre inland lake prized for boating, sailing, and walleye fishing. Its waters meet the smaller, equally scenic Round Lake right in the heart of town, connected by a picturesque channel crossed by Charlevoix's famous bascule drawbridge, a beloved local landmark and a favorite photo stop. A short walk from downtown leads to Lake Michigan Beach, where the Petoskey stones and Charlevoix stones for which the area is famous often wash ashore. The adjoining East Park offers green space and a bandshell that has hosted concerts for generations.

A few minutes south of the city center, Fisherman's Island State Park encompasses more than 2,600 acres of undeveloped Lake Michigan shoreline and is well known to campers and paddlers for its quiet beaches, hiking paths, and views of the lake. About an hour and a half north of Charlevoix by car, the wild shoreline of Sleeping Bear Dunes National Lakeshore rises in massive dunes above Lake Michigan and is one of the most visited national park units in the Midwest, drawing visitors with its bluffs, forest drives, and the historic South Manitou Island ferry port at Leland.

Just offshore, Beaver Island is reached by the Beaver Island Ferry, which departs from the Charlevoix dock for a roughly two-hour crossing to the largest inhabited island in Lake Michigan. The island is known for its Irish-American heritage, sandy beaches, harbor town of St. James, and dark-sky stargazing, giving Charlevoix visitors an easy way to add an island experience to a mainland stay.

For short-term-rental owners, Charlevoix offers a compelling combination: an authentic, walkable lake town with a strong summer brand, a steady flow of travelers passing through on the way to Beaver Island, and easy day trips to Sleeping Bear Dunes, Petoskey, and the rest of the Little Traverse Bay coastline. The mix of boating, beaches, and small-town atmosphere keeps guests coming back across multiple seasons.
