Hudson Regulations

Hudson has no city licensing; STRs are allowed with a simple DBPR license and annual Pasco BTR; operational constraints such as the 6‑day minimum stay and monthly/annual tax filings add moderate compliance burden and risk.

About Hudson

Hudson is an unincorporated community and census-designated place in Pasco County, Florida, situated on the Gulf Coast of the state's western shoreline. With a population of roughly 12,000 to 13,000 residents, it has the feel of a laid-back coastal town that draws visitors looking for waterfront access without the density of Florida's larger Gulf cities. Hudson is best known for its marinas, seafood restaurants, and access to some of the region's best saltwater fishing, and it serves as a quiet gateway to both the broader Tampa Bay area and the slower-paced communities of Florida's Nature Coast to the north. Downtown Tampa lies approximately 40 miles to the south, typically a 50-minute to one-hour drive depending on traffic, while the community sits just a short drive from the Suncoast Parkway, making regional travel relatively easy for visitors.

One of the most distinctive nearby outdoor destinations is Werner-Boyce Salt Springs State Park, located on the western edge of Hudson along the Gulf. The park protects several rare inland salt springs and offers paddling trails through mangrove tunnels, fishing from a floating dock, and hiking paths through coastal hardwood hammocks. From central Hudson, the park's entrance is only a few minutes away by car, making it a convenient stop for nature lovers staying in the area.

Just north of Hudson, in neighboring Hernando County, Weeki Wachee Springs State Park remains one of Florida's most iconic roadside attractions, famous for its live underwater mermaid shows performed in a natural spring of extraordinarily clear water. Visitors can also rent kayaks or paddleboards, take a river boat cruise, or simply swim in the buoyant spring run. The drive from Hudson to Weeki Wachee takes about 25 to 30 minutes via US-19.

A more recent addition to the local recreation scene is SunWest Park, a Pasco County-operated waterfront park a few miles east of Hudson that features a large spring-fed swimming lagoon, a sandy beach, wakeboarding facilities, and a floating obstacle course. It is a popular family-friendly alternative to the open Gulf and is roughly a 10-minute drive from most of Hudson's residential and rental areas. Just offshore, Anclote Key Preserve State Park is accessible by short ferry from Tarpon Landing and offers pristine white-sand beaches, a historic lighthouse, and excellent shelling.

Hudson's blend of relaxed Gulf-front character, accessible state parks, and proximity to both Tampa's urban amenities and the Nature Coast's natural attractions makes it a versatile base for short-term rentals. Visitors can spend mornings kayaking spring-fed rivers, afternoons on uncrowded beaches, and evenings sampling fresh seafood, all while remaining within an hour of one of Florida's largest metropolitan areas.
